B. Preliminary Site Plan Development <br />1. Currently, the Indian River County Parks Maintenance Complex site, located at <br />5350 77`l' Street, which occupies approximately 2.5 acres of an 85 -acre parcel of <br />land on the north side of 77th Street, east of 58t" Avenue, is in need of an office <br />building of approximately 3,500 s.L to accommodate indoor administrative <br />functions, an equipment repair/storage building of approximately 1,250 s.f. to <br />house equipment and workshops, a covered patio of approximately 625 s.L, <br />a garage building of approximately 2,500 s.L to house equipment and trailers, <br />and a covered walkway of approximately 352 s.L . <br />2. The DESIGNER'S portion of the Parks Maintenance Complex should take into <br />account the following. <br />(1) Location to be mutually agreed upon by County staff and Design Build <br />Team. <br />(2) Exterior and interior finishes. <br />(3) Location of existing facilities and structures <br />(4) Views <br />(5) Prevailing winds <br />(6) Separation from vehicular spaces, separation from adjacent residential <br />districts <br />(7) Flood zones, Wind Resistance, Building Codes, and life safety issues <br />3.
