Conditions, restrictions, limitations and easements of record, if any, but this provision <br /> shall not operate to re-impose the salve. <br /> 2 . Zoning and other governmental regulations . <br /> 3 . Taxes and assessments for 2006 and subsequent years . <br /> The Grantor does hereby fully warrant the title to the Property, and will defend the same <br /> against lawful claims of all persons whomsoever. <br /> Notwithstanding the above, the Grantor reserves unto itself, and its successors and assigns , <br /> in perpetuity, a non-exclusive easement in, over and under the Property for the benefit of the real <br /> property owned by Grantor described in the attached EXHIBIT "B" (the "Adjacent Property") for <br /> purposes of stormwater drainage outfall to the natural slough that lies north of the Property. <br />
