These improvements shall be completed <br /> by DEVELOPER without cost to COUNTY. <br /> 3 . The design of 13`h Street SW extension will include two alternatives : one design to extend <br /> it to the site's east and west project limits (the preferred alternative), and the other design <br /> to extend it approximately 100 ft . from each property line so that an unpaved transition <br /> can be constructed both east and west of the pavement to match the existing road <br /> alignment for the proposed subdivision. COUNTY and DEVELOPER understand that <br /> sufhcicut right-of'way width west and east of DEVELOPER' S site must be obtained from <br /> other property owners. Consequently, the required transitions from the new alignment to <br /> the existing dirt road alignment cannot be accommodated if the road is built to the west <br /> and east property line. If the additional right-of-way is obtained from the west by Indian <br /> River County (from the owner, Mm Hallot), then, DEVELOPER shall complete <br /> construction of 13th Street SW to the west property line. Otherwise, the construction <br /> will end 100' +/- from DEVELOPER' S west property line . If the additional right-of=way <br /> is obtained from the east of DEVELOPER' S site by the COUNTY (from owners Dave <br /> Wetherinton and Daniel Dempsey) then. DEVELOPER shall complete construction of <br /> 13th Street SW to the east property line . Otherwise, the road construction will end 100' <br /> from DEVELOPER' S east property line . <br /> 4 . DEVELOPER will construct and pay for all the improvements withiii the right-of--way, <br /> except the asphalt used for paving, striping and street signs, which Indian River COUNTY <br /> will provide and construct (estimated COUNTY cost is $ 15 ,000) . The DEVELOPER <br /> shall also pay any costs to relocate utility poles and lines. The DEVELOPER shall accept <br /> 13 'h Street SW drainage along the Developer's property line. <br /> 5 . COUNTY will purchase the 30' of additional right-of way adjacent to 13th. street SW <br /> from the DEVELOPER as indicated on Attachment B . The purchase price will be based <br /> on the price per acre that the DEVELOPER. is paying for the 38 +/= acre development <br /> site, which is $ 10,3 $ 5 . 52 for approximately .44 acres ($23 ,603 .46 per acre).
