receipt of written notice from Owner to Sublessee, then Sublessee agrees that Owner shall be entitled to exercise against Sublessee all remedies available to a landlord under a lease in the State of Florida, including the right to terminate the Sublease. The foregoing shall not in any way limit Lessee's rights and remedies against Sublessee for Sublessee's failure to perform under the Sublease. 3 . Sublessee's rights under the Sublease and its use of the Premises are subject in all respects to the terms and conditions of the Prime Lease, including without limitation, the interference provisions set forth in Section 11 of the Prime Lease; provided, however, Sublessee shall not be obligated for monetary obligations payable by Lessee to Owner under the Prime Lease except as contemplated in the Sublease and this Agreement. 4.
