Box 10000 <br />LEGAL DEPARTMENT <br />1375 BUENA VISTA DRIVE <br />LAKE BUENA VISTA, FLORIDA 32830 <br />Tax Parcel ID No.: 31-39-26-00000-0020-00001.0 <br />SPA CF FOR RECORDERS <br />SPECIAL WARRANTY DEED <br />Non -Homestead Property—Subject to Public Use Restrictions Set Forth Below <br />THIS INDENTURE is made effective as of this day of February, 2008, by and between <br />WALT DISNEY WORLD HOSPITALITY & RECREATION CORPORATION, a Florida <br />corporation, hereinafter called "Grantor," and INDIAN RIVER COUNTY, a political subdivision of the <br />state of Florida, hereinafter called "Grantee." The words "Grantor" and "Grantee" include the neuter, <br />masculine and feminine genders, and the singular and the plural. The mailing address of Grantee for <br />receipt of all notices shall be: Public Works Department—Capital Projects Division, Indian River County, <br />1840 25th Street, Vero Beach, Florida 32960. Attention: Real Estate Acquisitions Agent. <br />WITNESSETH: <br />FOR AND IN CONSIDERATION of the sum of Ten Dollars ($10.00) in hand paid to Grantor by <br />Grantee at and before the execution, sealing and delivery hereof, and other good and valuable <br />consideration, the receipt and sufficiency of which are hereby acknowledged, Grantor has granted, <br />bargained, sold, aliened, conveyed and confirmed, and by these presents does grant, bargain, sell, alien, <br />convey and confirm unto Grantee, and the successors, legal representatives and assigns of Grantee, all that <br />tract or parcel of land lying and being in Indian River County, Florida, being more particularly described <br />on Exhibit "A," attached hereto and incorporated herein by reference (the "Property") <br />TOGETHER WITH all the tenements, hereditaments and appurtenances thereto belonging or in <br />anyway thereunto appertaining. <br />TO HAVE AND TO HOLD the same in fee simple forever. <br />GRANTOR DOES HEREBY bind itself and its successors to warrant and forever defend title to the <br />said property unto Grantee and Grantee's successors and assigns against every person whomsoever <br />lawfully claiming against the same or any part thereof by, through or under Grantor, but not otherwise. <br />THIS CONVEYANCE IS SUBJECT TO any and all encumbrances, charges, covenants, easements, <br />restrictions and other matters set forth on Exhibit `B". <br />hmuu) 8, 2008 C-1 <br />
