WITNESSETH that the said party of the first part, for and in consideration of the sum of Ten Dollars ($10.00) to it in hand paid by the party of the second part, receipt whereof is hereby acknowledged, has granted, bargained and sold to the party of the second part, its successors and assigns forever, the following described land lying and being in Indian River County, Florida: See Exhibit "A" attached hereto and made a part hereof However should party of the second part, its successors and assigns not construct a school on the property within twenty (20) years from the date of this conveyance, the property shall revert to Indian River County for use as public open space or public park area.
