BARTON , CLERK <br /> B . <br /> Strikethrough and Underline based upon the adopted version of Ordinance 08=14 , May 29 , 2009 (Final SSA Exhibit B , March 18 , 2010) <br /> CITY OF FELLSMERE CHAPTER 1 : FUTURE LAND USE ELEMENT <br /> oriented commercial uses ; or similar uses . There shall be no maximum size for any specific use within <br /> the Employment Activity Centers . The maximum floor-area - ratio shall be 2 . 0 . The minimum open space <br /> requirement for a specific building lot shall be 10 percent . The maximum building height shall be 65 feet . <br /> The maximum hotel/motel density shall not exceed 60 units per net acre . <br /> Policy 21 . 4 . 7 : Industrial Component. Industrial development includes both limited impact and <br /> extensive impact industries . <br /> a . Limited impact industries within the Villages of Fellsmere future land use , also known as flex- <br /> space , such as light assembly and manufacturing uses and skilled trades , shall be allowed within <br /> Village Centers or outlying Employment Activity Centers . The design of flex space activities <br /> within Village Centers or adjacent to off-site residential areas shall accommodate smaller- scale <br /> and less intensive uses with no outdoor manufacturing , assembly or storage that will adversely <br /> impact the character of residential uses . Wholesale commercial with a regional market ; high <br /> impact industrial uses ; and other uses incompatible with a residential mixed use neighborhood <br /> shall not be allowed within a Village Center but shall be located within Employment Activity <br /> Centers . Flex space uses within a Village Center shall comply with the intensity limitations <br /> identified in Table 6 of Policy 21 . 5 . Flex space uses shall be located on arterial or <br /> collector <br /> roadways and contain enhanced architectural and site design features to ensure compatibility <br /> with surrounding areas as needed . <br /> b . Extensive impact industries include heavy assembly plants , manufacturing/processing plants , <br /> fabricators of metal products , electric generation plants , uses customarily associated with <br /> airports , and intensive institutional uses such as water and sewer treatment facilities , and <br /> maintenance compounds . Extensive impact industries are not generally adaptive to residential <br /> use or mixed use villages , and such uses shall be located in Employment Activity Centers . A <br /> high priority shall be given to reserving strategically located lands adaptive to the unique location <br /> requirements of extensive impact industries . Extensive impact industrial sites shall generally be <br /> allocated in areas accessible to CR-512 and 1 -95 but adequately buffered from residential uses . <br /> Extensive impact uses shall be regulated as a conditional use . Performance standards shall be <br /> established for managing , at a minimum , noise , air pollutants , odor, vibration , fire or explosive <br /> hazard , and glare . Location and design of industrial activities shall be based on the activity' s <br /> ability to comply with these standards .
