BARTON , CLERK <br /> Be <br /> Strikethrough and underline based upon -the adopted version of Ordinance - 08- 14 , May 21 , 2009 (Final SSA -Exhibit B , Mardh 18 ,2010) <br /> CITY OF FELLSMERE ICHAPTER 1 : FUTURE LAND USE ELEMENT <br /> an association and/or assigns satisfactory to the City shall be responsible for the maintenance of all <br /> improvements not dedicated to the City . <br /> Policy 21 . 8 : Countryside and Common Areas : . The Countryside and Common Areas within Villages <br /> and Hamlets are an integral component of the settlement pattern and together shall consist of a minimum <br /> of 55 % of the gross land area contained within lands designated as VOF . The Countryside shall consist <br /> of a minimum of 50 % of the gross land area designated as VOF , and Common Areas within Villages and <br /> Hamlets shall consist of a minimum of 5 % and , within Villages , a maximum of 15 % of the gross land <br /> area . Such areas shall : <br /> a . support and enhance the village character; <br /> b . preserve native habitats ; <br /> c . encourage opportunities for sustained agriculture ; <br /> d . help mitigate the biological and ecological impacts of new development ; <br /> e . improve the health of both the natural and built environment ; <br /> f. provide passive and active recreation opportunities ; and <br /> g . promote quality civic and public spaces . <br /> Policy 21 . 8 . 1 : Healthy Ecosystems . In order to establish a healthy ecosystem , diverse vegetation , <br /> elevations , wildlife corridors , greenways/trails and drainage conveyances are required to promote the <br /> sustainability of both native and migratory species . <br /> Policy 21 . 8 . 2 : Non -Contiguous Locations . Land dedicated to the required Countryside or Common <br /> Areas may be located on non -contiguous parcels when dedicated to the public , subject to the discretion <br /> of the City Council during the development approval process . <br /> Policy 21 . 8 . 3 : Linking Countryside Areas . To maximize both the aesthetics of the rural landscape and <br /> the biological and ecological system contained within the Countryside , developments shall link to the <br /> greatest extent practical Countryside areas within the site as well as to any neighboring existing or <br /> planned passive parks , existing uses of an agricultural character or environmental preserves . This may <br /> be accomplished by greenways , trails , wildlife corridors , pedestrian and bicycle corridors , golf cart paths , <br /> horse trails , and similar low intensity methods . <br /> Comprehensive Plan Goals , Objectives and Policies - Future Land Use Element 27 <br />
