SEC. 10-con't <br />SPECIAL EXCEPTIONS. The following uses may be permitted <br />by the Board of CountyCommissionersafter site plan appro- <br />val and recommendations have been received from the Zoning <br />Commission according to Section 23. <br />(1) Multiple family dwellings <br />(2) Cultural and civic facilities <br />(3) Churches <br />(4) Schools and colleges <br />(5) Country -clubs and golf courses which are not lighted <br />for night play except for putting.courses and driving <br />tees <br />(6) Stables for non-commercial uses constructed not closer <br />than one -hundred (100) feet from any property line <br />(C) BUILDING HEIGHT LIMIT. No building or structure shall exceed <br />thirty-five (35) feet in height, exclusive of elevator shafts <br />and/or air conditioning condensing <br />g units and/or cooling towers <br />and except as provided in Section 25, paragraphs (A) and (P) <br />of this Ordinance. <br />(D) MINIT-IUM LOT SIZE AND FLOOR AREA REQUIRED. For the following <br />specific uses every lot or parcel of land on which living <br />quarters are located shall provide a living quarters area and <br />a land area of at least the amount indicated: <br />Square feet area of Square feet of land <br />living quarters per area required per <br />No. of Dwellings (family) unit (family) unit <br />Single family <br />one story: 750 <br />two story: first floor 500 7,000 <br />Total 750 - <br />Two family 600 5,000 each <br />Three or more family 500. 5,000 each + 2,580 <br />each additional unit <br />beginning with third <br />unit <br />Units not including <br />cooking facilities 300 Same as above <br />In computing the floor space as required above, the areas <br />occupied by parches, patios, terraces, attached garages, <br />carports, covered parking spaces or non -roofed areas shall <br />be excluded. <br />The minimum width of any lot used for a single family dwell- <br />ing shall be seventy (70) feet; for a two or more family <br />dwelling one -hundred (100) feet. <br />(E) LOT COVERAGE. No principal structure and its accessory build- <br />ings shall occupy more than thirty (30%).percent of the lot <br />area exclusive of, swimming pools. <br />(F) SEPARATION BETUEEN PRINCIPAL BUILDINGS ON THE SAME LOT. De- <br />tached principal buildings on the same lot shall be located <br />no closer together than twenty (20) feet plus one (1) foot <br />'additional for+each additional two (2) feet in height over <br />twenty-five (25) feet in height.. <br />(G) FRONT YARD. Every lot shall have a front yard or street yard <br />bf-not less than twenty-five (25) feet in depth for a building <br />or structure up to and including twenty-five (25) feet'in <br />height, provided that when the structure exceeds twenty-five + <br />(25) feet in height, the front yard shall be increased by one <br />(1) foot for each additional two (2) feet of height or portion <br />thereof. <br />(11) REAR YARD. Same as front yard above. <br />(I) SIDE YARDS. Aside yard shall be provided on each side of <br />everylotof not less than ton (10) feet for single family <br />dwellings.'
