ORDINANCE NO. 98-1.4.. <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE <br />ZONING ORDINANCE AND THE ACCOMPANYING ZONING MAP FROM CG <br />TO PD COMMERCIAL FOR APPROXIMATELY 4.76 ACRES OF LAND <br />GENERALLY LOCATED ON THE SOUTH SIDE OF SR 60 IN THE 8400 <br />BLOCK; AND DESCRIBED HEREIN, AND PROVIDING FOR AN EFFECTIVE <br />DATE. <br />WHEREAS, the Planning and Zoning Commission, sitting as the local planning agency on <br />such matters, has held a public hearing and subsequently made a recommendation regarding this <br />rezoning request; and <br />WHEREAS, the Board of County Commissioners of Indian River County, Florida, did <br />publish and send its Notice of Intent to rezone the hereinafter described property; and <br />WHEREAS, the Board of County Commissioners has determined that this rezoning, is <br />consistent with the Comprehensive Plan of Indian River County, and the county land development <br />regulations, including but not limited to the Planned Development (PD) Process and Standards for <br />Development chapter; and <br />WHEREAS, The Board of County Commissioners of Indian River County, in conjunction <br />with the rezoning request has approved a PD conceptual plan (see EXHIBIT B, attached) that <br />controls and regulates development on the subject land; and <br />WHEREAS, the Board of County Commissioners has held a public hearing pursuant to this <br />rezoning request, at which parties in interest and citizens were heard; <br />NOW, THEREFORE, BE IT ORDAINED, by the Board of County Commissioners of Indian <br />River County, Florida, that the Zoning of the property situated in Indian River County, and legally <br />described in EXHIBIT A (attached) be changed from CG to PD (Commercial). <br />All with the meaning and intent as set forth in the land development regulations, and the <br />approved conceptual plan as may be amended pursuant to the provisions of the Planned <br />Development (PD) Process and Standards for Development chapter of the land development <br />regulations. <br />
