<br />THIS LEASE, made and executed in duplicate this day of
<br />1973, by and between INDIAN RIVER COUNTY, FLORIDA, a political sub- i
<br />division of the State of Florida, by and through its Board of County Commiss-
<br />.toners hereinafter referred to as Lessor; and ST. FRANCISMANOR OF f
<br />VERO BEACH, FLORIDA, INC., a Florida non-profit corporation, herein-
<br />after called the Lessee, which terms shall include its assigns, and success-
<br />ors, unless to the contrary appears from the context.
<br />WITNESSETH: j
<br />That the said Lessor, la consideration of the rent hereinafter expressed,
<br />to be paid, does lease unto the said Lessee, all that ground and premises !
<br />situate, lying and being in Indian River County, State of Florida, described
<br />as follows, to -wit:
<br />From the NW corner of the Southwest quarter of the South-
<br />east quarter of Section 2, Township 33 South, Range 39
<br />East, run East a distance of 80 feet, thence South a dis-
<br />tance of 75 feet to the Point of Beginning; from said Point
<br />of Beginning run East a distance of 375 feet; thence run
<br />South a distance of 540 feet; thence West a distance of 375
<br />feet; thence run North a distance of 540 feet to said Point
<br />of Beginning; containing 4.65 acres, more or less.
<br />TO HAVE AND TO HOLD THE SAME:
<br />Unto the said use of said Lessee for a term of Ninety -Nine (99) years,

<br />beginning on the 1st day of September—, 1973, the said Lessee yield- i
<br />ing and paying unto the said Lessor, the total rent of Ninety -Nine Thousand
<br />($99, 000.00) Dollars payable at the rate of One Thousand ($1, 000.00)
<br />Dollars per year, during the term of this Lease, said rent or yearly sum to
<br />be paid in equal annual installments in advance, to wit: on the 1st day of
<br />September 1973, and on the 1st day of September of each year
<br />thereafter.
<br />And the said Lessee further covenants with the said Lessor the following
<br />shall constitute the terms and conditions covered by this Lease Agreement:
