SPECIFIC USE CRITERIA: <br />• There shall be no direct access from SR 60 or 98th Avenue to any non -industrial site. <br />Access to such sites shall be from internal park roadways. A limited access easement is <br />depicted along 98`h Avenue and SR 60 except where street connections are shown. <br />• The Park shall be limited to two free standing restaurants. One restaurant may be located <br />within 100' of SR 60. The second must be set back a minimum of 200' from SR 60, to <br />be located on lots 1 and 2. <br />• Retail Uses <br />1. Retail / commercial (including restaurant) uses accessory to the industrial park as <br />a whole are allowed, but limited to no more than 10% of the gross park area. This <br />10% restriction does not apply to retail showroom and sales and service areas that <br />are part of a manufacturing facility. <br />a. The accessory retail / commercial uses that are subject to the 10% area <br />restriction shall be designed to serve the tenants, employees and <br />businesses within the park (e.g. business and office services, restaurant, <br />hotel). These uses shall be located on interior lots within the park and on <br />Lots 1 and 2, Block A, which are located at the northwest corner of 981h <br />Avenue and SR 60. Said sites shall have no direct access onto SR 60 or <br />98`h Avenue and shall be located behind the SR 60 and 981h Avenue <br />buffers (5' berms plus SR 60 corridor landscaping). Consistent with the <br />PD accessory commercial building location standards of 915.12(2)(B)4, a <br />200 foot commercial building setback from park perimeters shall apply, <br />with the exception for a single restaurant use to be allowed within 100'. <br />Also, all SR 60 corridor regulations for commercial uses shall apply. <br />b. The accessory retail / commercial uses that are subject to the 10% area <br />restriction cannot be developed ahead of the industrial uses. At a <br />minimum, an equal or greater amount of land must be developed as <br />industrial, prior to development of the commercial uses. <br />• Contractors Trade <br />Construction / contractor trades uses shall be limited to no more than 25% of the gross <br />park area for the first 3 years following PD zoning approval and no more than an <br />additional 25% of the park area from years 3 through year 6 following PD zoning <br />approval. After 6 years from the date of.
