ORDINANCE NO. 2007- 020 <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA, AMENDING THE ZONING <br />ORDINANCE AND ZONING MAP FOR ±1.32 ACRES LOCATED EAST OF AIA AND 740 <br />FEET SOUTH OF HAMMOCK WAY, FROM CON -1, PUBLIC LANDS CONSERVATION <br />(ZERO DENSITY), TO RS -3, SINGLE FAMILY RESIDENTIAL (UP TO 3 UNITS/ACRE); <br />AND PROVIDING CODIFICATION, SEVERABILITY, AND EFFECTIVE DATE. <br />WHEREAS, the Planning and Zoning Commission, sitting as the local planning agency <br />on such matters, held a public hearing and subsequently made a recommendation regarding this <br />rezoning request; and <br />WHEREAS, the Board of County Commissioners of Indian River County, Florida, did <br />publish and send its Notice of Intent to rezone the hereinafter described property; and <br />WHEREAS, the Board of County Commissioners held a public hearing pursuant to this <br />rezoning request, at which parties in interest and citizens were heard; <br />WHEREAS, the Board of County Commissioners has determined that this rezoning is in <br />conformance with the Comprehensive Plan of Indian River County; and <br />NOW, THEREFORE, BE IT ORDAINED by the Board of County Commissioners of <br />Indian River County, Florida, that the zoning of the following described property situated in <br />Indian River County, Florida, to -wit: <br />A PARCEL OF LAND LYING AND BEING IN SECTION 14, TOWNSHIP 31 SOUTH, <br />RANGE 39 EAST, TALLAHASSEE BASE MERIDIAN, INDIAN RIVER COUNTY, <br />FLORIDA, BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: <br />COMMENCING AT THE SOUTHWEST CORNER OF GOVERNMENT LOT 2, SECTION <br />14, TOWNSHIP 31 SOUTH, RANGE 39 EAST, INDIAN RIVER COUNTY FLORIDA; <br />THENCE, BEARING NORTH 89'45'10" EAST, ALONG THE SOUTH LINE OF SAID <br />GOVERNMENT LOT 2, A DISTANCE OF 865.92 FEET TO A POINT ON THE EASTERLY <br />RIGHT OF WAY LINE OF STATE ROAD A -1-A, AS SHOWN ON FLORIDA <br />DEPARTMENT OF TRANSPORTATION RIGHT OF WAY MAP SECTION NO. 88070-21 <br />02, DATED 10/21/57; THENCE, BEARING NORTH 24'24'50" WEST, ALONG SAID RIGHT <br />OF WAY LINE, A DISTANCE OF 1027.82 FEET TO THE POINT OF BEGINNING OF THE <br />HEREIN DESCRIBED PARCEL OF LAND; THENCE, BEARING NORTH 24'24'50" WEST, <br />Page 1 of 3 <br />
