ORDINANCE NO. 2007- 003 <br />feet and less the north 161.00 feet lying east of said west 190.00 feet; and less those parcels as <br />described in official record book 101, page 249 and official record book 101, page 251 of the <br />public records of Indian River County, Florida. <br />Said parcel even more particularly described as follows: <br />Commencing at the northwest corner of the south %2 of the south %2 of the northeast '/4 of the <br />northwest '/ of aforementioned section 3, run south 00°00100" west along the west line of the <br />south %2 of the south %2 of the northeast '/4 of the northwest 14 of said section 3, a distance of <br />123.00 feet to the point of beginning; from said point of beginning run south 89°54'00" east, <br />along the south line of the north 123.00 feet of the west 190.00 feet of the south %2 of the south %z <br />of the northeast %4 of the northwest '/4 of said section 3, a distance of 190.00 feet to the east line <br />of the west 190.00 feet of the south %2 of the south %2 of the northeast '/4 of the northwest '/4 of <br />said section 3. Thence run south 00°00'00" west along said east line, a distance of 38.00 feet to <br />the south line of the north 161.00 feet of the south %2 of the south %2 of the northeast %4 of the <br />northwest 1/4 of said section 3; thence run south 89°54'00" east, along said south line, a distance <br />of 466.94 feet to a point on a non -tangent curve concave to the southwest, being 600.00 feet <br />easterly of parallel with and normal to the easterly right-of-way of U.S. Highway number 1, <br />having a radius of 17,848.75 feet, a central angle of 03°36'57", subtended by a chord bearing <br />south 22'55'13" east, and a chord distance of 191.88 feet; thence run southeasterly along the arc <br />of said curve a distance of 191.88 feet to the south line of the south %2 of the south %2 of the <br />northeast'/4 of the northwest % of said section 3; then run south 89°49'08" east, along said south <br />line, a distance of 652.84 feet to the easterly right of way line of aforementioned U.S. Highway <br />1, being; a point on a non -tangent curve concave to the southwest, having a radius of 17,248.75 <br />feet, a central angle of 03°38'58", subtended by a chord bearing north 23°46'38" west, and a <br />chord distance of 195.54 feet; thence run northwesterly along the arc of said curve and right of <br />way line, a distance of 195.54 feet to the intersection with the aforementioned west line of the <br />south %2 of the south %2 of the northeast '/4 of the northwest '/4 of section 3; thence, departing said <br />curve and easterly right of way line, run north 00°00'00" east, along said west line, a distance of <br />34.87 feet to the point of beginning. <br />SAID PARCELS CONTAINING 3.35 ACRES, MORE OR LESS. <br />SUBJECT TO EASEMENTS, RESERVATIONS, RESTRICTIONS AND RIGHTS-OF-WAY <br />OF RECORD. <br />is changed from CL, Limited Commercial District, to CG, General Commercial District. <br />All with the meaning and intent as set forth and described in said Land Development <br />Regulations. <br />This ordinance shall become effective upon filing with the Department of State. <br />Page 2 of 3 <br />
