. 2. RENT, TAXES AND INSURANCE: <br />The Lessee `will pay to the Lessor as rental for said pre- <br />raises for the first one year term the annual sum of $11,137.50; <br />(2,475 x 4.50 per sq. ft. annually) or $928.13 per month, which neat <br />can be paid in -total at the time of the execution of this agreement <br />or monthly, in advance. Should the Lessee exercise any part of the <br />option to'renew.this'lease on•a month to month basis thereafter, the. <br />monthly option rate shall be $928.13 per month in advance. <br />The Lessor will pay all taxes and assessments levied against ' <br />the leased premises, and all insurance thereon, excepting insurance <br />on Lessee's items of personal property, i.e.•office equipment, drapes-, <br />.etc., brought into the leased premises by Lessee. <br />' <br />3. USE: <br />Said premises are to be used'b'p the Lessee for the'operation <br />of the Vero Beach -Indian River. County Planning Commission. <br />4. PAYMENTS AND STATEMENTS: <br />-All.payments to be•made by the Lessee to the Lessor here- <br />under -shall be made payable to the City of Vero'Beach and submitted <br />to the Director of .Finance, 1053 - 20th Place, Post Office Box 1389, <br />Vero Beach, Florida, or such other place as Lessor may from time to <br />time designate in writing and all statements to be furnished'by the <br />Lessee to the Lessor hereunder, shall also be sent to toe same address. <br />5. USE OF PREMISES: <br />The premises during•the term of this lease shall be used and <br />occupied solely for the purpose stated in,Article 3 of this lease and <br />/ <br />4 <br />Lessee shall not use or permit the same to be used for any other pur- <br />pose or purposes without the prior written consent of the Lessor. <br />Lessee. agrees that there will be no changes in usage conditions and j <br />space as presently prevails. Lessee at all times shall fully and <br />i <br />promptly comply with all laws, ordinances, ordersand regulations of ! <br />any lawful authority having jurisdiction of said premises, including <br />but not limited tp such as shall relate to the cleanliness, safety, <br />occupation and use of'said premises. <br />' 6.
