Side lot lines shall be substantially at right angles or radial <br />to street lines. • <br />S. d Double frontage and reverse frontage lots for residenttdl use : <br />shall be avoided, except where essential to r.rovide separation <br />of residential development from arterial streets to overcome <br />specific handicaps of topogranhv or orientation., A planting. <br />° screen strip of at least 10 feet and across which there shall <br />be no right of vehicular movement or use, shall be provided <br />'4 alone the pronerty line of lots abutting such trafficway or <br />other disadvantageous situation. <br />• <br />Every lot shall. abut upon and have permanent access to a public <br />or approved erivate street. Residential lots shall have a <br />street frontage of not less than 30 feet., <br />Lot arrangement and design shall be properly related to the <br />character of surrounding. development. <br />SECTION 6. CANALS .'a WATERWAYS <br />Public *canals and• waterways should be avoided excent when annroved <br />and•deemed by the Board to be unavoidable or necessary, wherein <br />literal enforcement of this ordinance would deprive the Develoner <br />of reasonable use of his land. In event of such approval the County <br />willnotaccept the responsibility of maintenance for canals, shore <br />protection or waterways; . <br />SECTION 7. PUBLIC SITES ANO OPEN SPACES • <br />to School Sites <br />When the subdivision covers an area within which the Board of <br />Public Instruction requires a school site, it is recommended <br />that provision be made in subdivision plat for such proposed <br />school site property integrated into the plans of the subdivision. <br />SECTION E. AGREEMENT <br />Ny'the presentation of the final plat for approval and recording, <br />the subdivider thereby aarees to maintain in Good condition all. <br />improvements required to be placed upon the land pursuant to this <br />ordinance for a period of one (1) year from the date the plat is <br />recorded andfor the performance bond is released. To maintain in <br />good condition means that at the end ofthe period mentioned, the <br />• improvements shall at the end of said period be in such condition <br />that they meet the requirements of this ordinance as it existed at <br />the time of final approval of the plat. <br />• <br />SECTION 9. EXCEPTIONS, VARIANCES AND APPEALS <br />The Board may grant a variance from the terms of this ordinance <br />when such variance will not be contrary to the public interest <br />and where, owing to special conditions, a literal enforcement of <br />the provisions of this ordinance would result in unnecessary hard- <br />ship. Such variance shall not be granted if it has the effect of <br />nullifying the intent and purpose of this ordinance. Furthermore, <br />Such variance shall not be Granted by the Board unless and until: <br />1. A written application for a variance is submitted demonstrating <br />that special conditions and circumstances exist which are <br />peculiar to the land, structures•or required subdivision im- <br />provements involvedand which are not applicable to other lands, <br />r. structures or required subdivision improvements. <br />
