<br />THIS WARRANTY DEED made the 51.4.-" day of March, 2007, by Sebastian
<br />Hospital, Inc., a Florida corporation, whose address is 13695 U.S. Highway 1, Sebastian, Florida
<br />32958 ("Grantor") to Indian River County, Florida, a political subdivision of the State of
<br />Florida, whose address is 1840 25th Street, Vero Beach, Florida 32960 ("Grantee").
<br />(Wherever used herein, the terms "Grantor" and "Grantee" rderrd to afagnlarly or collectively, include all the parties to this
<br />instramat sod the heirs, legal representatives and magas of Individuals, and the aaccafaors gad assigns of corporations.)
<br />WITNESSETH: That the Grantor, for and in consideration of the sum of TEN
<br />DOLLARS and NO/100 ($10.00) and other valuable consideration, receipt whereof is hereby
<br />acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms
<br />unto the Grantee, the following described property located in Indian River County, Florida:
<br />Right-of-way known as Kelso Place as set forth on the legal
<br />description attached hereto as Exhibit "A" and as depicted
<br />on the sketch thereof attached hereto as Exhibit aB".
<br />Being a portion of Tax Parcel Identification Numbers 30-38-
<br />25-00000-0020-00006.0 and 30-38-25-00000-0040-00002.0.
<br />NON -HOMESTEAD: The property is not the homestead of the Grantor herein nor does
<br />it adjoin the homestead property Grantor.
<br />TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging
<br />or in anywise appertaining.
<br />TO HAVE AND TO HOLD, the same in fee simple forever.
<br />AND the Grantor hereby covenants with said Grantee that the Grantor is lawfully seized
<br />of said land in fee simple; that the Grantor has good right and lawful authority to sell and convey
<br />said land; that the Grantor hereby fully warrants the title to said land and will defend the same
<br />against the lawful claims of all persons whomsoever; and that said land is free of all
<br />encumbrances except taxes accruing subsequent to December 31, 2006, and covenants,
<br />conditions, restrictions, limitations, and easements of record, if any, which provisions shall not
<br />operate to reimpose the same.
