<br />particularly described as follows: Beginning at a 7/8" iron rebar with cap (RLS

<br />the Southerly right-of-way line of Roseland Road, County Road 505 (variable
<br />width right-of-way); thence leaving said Southerly right-of-way line of Roseland
<br />Road bearing South 43° 32' 24" East, along the Westerly line of lands of said
<br />original Riverwalk Shopping Center, a distance of 329.20 feet to a 4" x 4"
<br />concrete monument; thence bearing South 43° 32' 24" East, continuing along
<br />said Westerly line of the original Riverwalk Shopping Center, a distance of
<br />349.50 feet, to a 7/8" iron rebar with cap (RLS 5075) set at a corner of lands of
<br />the grantors herein, the original Riverwalk Shopping Center and the Riverwalk
<br />Shopping Center expansion; thence leaving said Westerly line of the original
<br />Riverwalk Shopping Center bearing South 45° 40' 38" West, along the
<br />Northerly line of said Riverwalk Shopping Center expansion and along the line
<br />of lands of the grantors herein, a distance of 20.00 feet to a 7/8" iron rebar with
<br />cap (RLS 5075); thence leaving said Northerly line of Riverwalk Shopping
<br />Center expansion bearing North 43° 32' 24" West, passing through lands of the
<br />grantors herein, a distance of 696.62 feet to a point on the Southerly right-of-
<br />way line of said Roseland Road (variable width right-of-way); thence bearing
<br />North 42° 09' 21" East, along said Southerly right-of-way line of Roseland
<br />Road, a distance of 20.05 feet to a point; thence bearing South 43° 32' 24" East,
<br />continuing along said Southerly right-of-way line of Roseland Road, a distance
<br />of 20.07 feet to the point and place of beginning.
<br />Less and except those lands as conveyed to Indian River County, Florida, by
<br />instrument recorded in O.R. Book 1350, at Page 934.
<br />TOGETHER with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining.
<br />TO HAVE AND TO HOLD the same in fee simple forever.
<br />AND grantor hereby covenants with grantee that grantor is lawfully seized of said land in fee simple; that grantor has
<br />good right and lawful authority to sell and convey said land; that grantor hereby fully warrants the title to said land and
<br />will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances,
<br />except taxes for the year in which this deed is given; and restrictions, reservations, limitations, covenants, conditions
<br />and easements of record, if any; insofar as same are valid and enforceable (however, this clause shall not be construed
<br />to reimpose same).
