Except for the special warranty of title made in this deed of <br />conveyance, the Grantor makes no other representations, warranties or covenants herein and hereby <br />expressly disclaims any and all implied representations, warranties and covenants, whether arising <br />by operation of law, by statute or otherwise. <br />
