' I <br /> RESOLUTION 2004- 13 7 <br /> 79. In conjunction with the 43rd Avenue extension, the developer shall provide landscape plans that <br /> blend landscape improvements along the project's 43rd Avenue and 49th Street frontages with the <br /> area of 43rd Avenue located south of 49th Street and within the Gifford Park. Prior to issuance of <br /> a land development permit for Phase 2, the developer shall submit and obtain planning staff <br /> approval of a landscape plan for these off-site landscape improvements. These off-site <br /> landscape improvements shall be completed prior to issuance of a certificate of completion for <br /> Phase 2. <br /> 80. The following external pedestrian improvements are required: <br /> Roadway From To Selected Facility <br /> 491Street 43r Avenue East Property Line 8' sidewalk, north side <br /> 491Street 58t Avenue 43r Avenue 8' sidewalk, north side <br /> 53r Street 43r Avenue East Property Line 5' sidewalk, both sides <br /> 53r Street 58t Avenue 43r Avenue 5' sidewalk, both sides <br /> 58t Avenue 49' Street North Property Line 5' sidewalk, both sides <br /> 43r Avenue 49t Street 53r Street 5' sidewalk, both sides <br /> 81. All internal streets shall have 5' wide sidewalks on both sides, with an 8' wide pedestrian path <br /> connection stub-out to the school site. Along 51s' Court from 49th Street to 53rd Street, 8' wide <br /> sidewalks shall be provided on both sides. Recreation paths shall be provided within the <br /> preserve areas and limited public access allowed (e.g. scheduled tours) in coordination with the <br /> Waterway Village Management. All sidewalk and pedestrian path improvements shall be <br /> depicted on all land development permit plans. <br /> 82. The neighborhood commercial area shall be subject to architectural standards that are consistent <br /> with the residential development and generally consistent with the SR60 corridor criteria, <br /> including the monument sign criteria. The developer shall obtain planning staff approval of <br /> architectural plans for all buildings and signs with the neighborhood commercial area. <br /> 83. A street tree planting plan shall be provided with each preliminary PD plan, and the developer <br /> shall obtain planning staff approval of the street tree planting plan. <br /> 84. The developer shall explore locations for transit/bus stops with each preliminary design phase <br /> of the PD. Transitibus stop improvements may be required. <br /> 85. An annual report shall be filed November 1St of every year after adoption of the DO and shall <br /> contain the following: <br /> a. A description of changes in the plan of development, or in the phasing for the reporting <br /> year and for the next year. <br /> b.
