<br />This deed, made as of this 8th day of February, 2012, by Skate Solutions, lac., a Florida
<br />corporation (as Grantor); and Indian River County, a political subdivision of the State of
<br />Florida, whose postoffice address is: 180127th ST, Vero Beach, FL 32960 (as Grantee);

<br />That the grantor, for and in consideration of the sum of $10.00 in hand paid by grantee, the receipt whereof is hereby
<br />acknowledged, does hereby grant, bargain, sell, alien, remise, release, convey and confum unto the grantee forever, all
<br />the right, title, interest, claim and demand which the said grantor has in and to the following described parcel of land,

<br />Florida, more particularly described as follows: Commence at the East 1/4
<br />corner of Section 22, Township 33 South, Range 39 East, Indian River County,
<br />Florida, and run North 00015' Ol" East along the East line of said Section 22,
<br />saId line also being the East line of Tract 8, a distance of 50.00 feet to a point on
<br />the Easterly extension of the North right-of-way line of 5th Street S.W., being
<br />a 50 foot right -of --way per Official Records Book 571, at Page 1676, as recorded
<br />in the Public Records of Indian River County, Florida; thence run North 890 34'
<br />58" West, along said Easterly extension, a distance of 40.00 feet for a point on
<br />the West right -of --way line of 27th Avenue, being a 40 foot right -of --way per
<br />Official Records Book 571, at Page 6764 as recorded in said Public Records. Said
<br />Point being the Point of Beginning; thence run North 890 34' 58" West, along
<br />saId North right-of-way line, a distance of 40.00 feet to a point, thence run
<br />North 450 20' 02" East, a distance of 56A9 feet to a point on the West right-of-
<br />way line of 27th Avenue; thence run South 00015' 01" West, along the West
<br />right -of --way line of sold 27th Avenue, a distance of 40.00 feet to the Point of
<br />Beginning.
<br />TOGETHER with all the tenements, hereditaments and appurtenances there
<br />to belonging or in anywise appertaining.
<br />TO HAVE AND TO HOLD the same in fee simple forever.
<br />AND grantor heroby covenants with grantee that grantor is lawfully seized of said land in fee simple; that grantor has
<br />good right and lawful authori
<br />ty to sell and convey said land; that grantor hereby fully warrants the title to said lend and
<br />will defend the same against the lawibl claims of all persons whomsoever, and that said land is free of all encumbrances,
<br />except taxes for the year in which this deed is given; and restrictions, reservations, limitations, covenants, conditions
<br />and easements of record, if any; insofar as same are valid and enforceable (however, this clause shall not be construed
<br />to reimpose same).
