HE CONTINUED THAT THERE ALSO HAVE BEEN A NUMBER OF REQUESTS FOR <br />R-1, AND AN INTERMIXTURE OF HOMES WITH COMMERCIAL IS IMPROPER PLANNING. <br />COMMISSIONER SIEBERT STATED THAT HE PERSONALLY FELT OSLO ROAD <br />IS WELL SUITED FOR COMMERCIAL USES, <br />MR. BERG POINTED OUT THAT THE COMPREHENSIVE PLAN DOES NOT <br />REFLECT COMMERCIAL THERE, AND WE ARE BOUND TO USE THE PLAN AS A GUIDE. <br />ATTORNEY BLOCK FELT THE COMPREHENSIVE PLAN IS JUST A GUIDE, <br />NOT A BIBLE, AND POINTED OUT THAT THE 7.9 ACRE TRACT AS R-1 WOULD HAVE <br />TO BE SUBDIVIDED. HE FURTHER NOTED THAT THIS COMMERCIAL AREA COULD <br />PROVIDE SERVICES FOR THE RESIDENTIAL AREA, WHICH SHOULD BE AN IDEAL <br />SITUATION. HE INFORMED THE BOARD THAT THIS TRACT HAS BEEN ZONED C-1 <br />SINCE 1957. <br />COMMISSIONER SCHMUCKER ASKED IF THE PLANNING DEPARTMENT IN- <br />STIGATED THE PROPOSED REZONING OR WHETHER THEY HAD A REQUEST. <br />JOSEPH C. LEWIS INFORMED THE BOARD THAT HE ORIGINALLY RE- <br />QUESTED THE REZONING TO R-1 ONLY FOR HIS TWO LOTS SO HE COULD BUILD A <br />HOUSE. <br />ON MOTION BY COMMISSIONER SIEBERT, SECONDED BY COMMISSIONER <br />LOY, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />FEB .8.1979 800K 33 PAA_/7 <br />
