COURSE IS BEING PLANNED. <br />MR. BERG FELT THE REASON THE MASTER PLAN <br />REFLECTS MEDIUM DENSITY FOR THIS AREA IS BECAUSE OF INDIAN RIVER <br />TRAILS, AND THE NORTH RELIEF CANAL PROVIDED A GOOD BOUNDARY FOR <br />THIS DENSITY. HE NOTED THAT THERE ACTUALLY HAS BEEN AN AGRICULTURAL <br />RESEARCH STATION IN EXISTENCE ON THE SUBJECT PROPERTY SINCE 1968, <br />AND THE REZONING REQUEST CAME ABOUT WHEN HLR SCIENCES WISHED TO <br />BUILD A SMALL ADDITONAL BUILDING AND DISCOVERED THEY WERE NOW <br />NONCONFORMING AND WOULD HAVE TO GET A VARIANCE IN ORDER TO BUILD. <br />HE CONTINUED THAT THE VARIANCE BOARD SENT THEM TO THE ZONING BOARD, <br />AND THE ZONING BOARD NOW HAS RECOMMENDED THE REQUESTED REZONING <br />TO AGRICULTURAL WITH A RECOMMENDATION THAT THE MASTER PLAN REFLECT <br />THIS CHANGE. MR. BERG FELT THIS WOULD BE A PROPER CHANGE AND IN <br />KEEPING WITH THE AREA AND THAT THE RECORD SHOULD SHOW THAT IT WAS <br />RECOMMENDED THAT THE MASTER PLAN REFLECT THIS CHANGE. <br />DARRELL WOOFTER, AGENT FOR HLR SCIENCES, INC., STATED THAT <br />THE PROPERTY CONSISTS OF APPROXIMATELY 200 ACRES AND WAS PURCHASED <br />ABOUT TEN YEARS AGO TO BE USED AS AN AGRICULTURAL RESEARCH STATION. <br />HE STATED THEY HAVE BUILT TWO GREENHOUSES AND ANOTHER METAL STORAGE <br />BUILDING AND DID NOT REALIZE THEY WERE A NON -CONFORMING USE UNTIL <br />THEY APPLIED FOR A BUILDING PERMIT FOR THE LAST METAL BUILDING. <br />MR. WOOFTER NOTED THAT THIS HAS ALWAYS BEEN USED AS AN AGRICULTURAL <br />RESEARCH STATION, AND IT IS THEIR INTENTION TO CONTINUE THE SAME <br />USAGE. <br />CHAIRMAN WODTKE ASKED IF ANYONE PRESENT WISHED TO BE <br />HEARD. THERE WERE NONE. <br />ON MOTION BY COMMISSIONER SIEBERT, SECONDED BY COMMISSIONER <br />DEESON, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />MOTION WAS MADE BY COMMISSIONER SIEBERT, SECONDED BY <br />COMMISSIONER DEESON, TO ADOPT ORDINANCE 78-15 GRANTING THE REZONING <br />TO AGRICULTURAL REQUESTED BY HLR SCIENCES. <br />COMMISSIONER SIEBERT ASKED IF THIS WILL BE BROUGHT BACK <br />TO US AT SOME FUTURE DATE TO INCORPORATE IN THE MASTER PLAN, AND <br />MR, BERG STATED THAT HE WILL MAKE A NOTE OF THIS CHANGE FOR WHEN <br />53 <br />BOOK 35 PAGE .153 <br />I <br />
