0 <br />CHAIRMAN WODTKE NOTED THAT THEY ARE PROPOSING TO HAVE <br />THREE HALF ACRE LOTS ON THE RIVER AND THREE ONE ACRE LOTS ON THE <br />HIGHWAY, <br />COMMISSIONER Loy STATED THAT SHE IS GLAD TO SEE SOMEONE <br />MAKING A REQUEST FOR A LOWER DENSITY IN THIS AREA, PARTICULARLY <br />BECAUSE OF TAE ENVIRONMENTAL QUESTIONS. SHE FELT THIS REQUEST IS <br />IN LINE WITH OTHER REQUESTS ON RECORD FOR R-1 IN THIS GENERAL AREA, <br />AND BASED ON,THIS, WOULD LIKE TO SEE THE BOARD APPROVE THE APPLICANT'S <br />REQUEST FOR R—lA, <br />COMMISSIONER SCHMUCKER POINTED OUT THAT THE MASTER PLAN <br />SHOWS MEDIUM DENSITY. <br />MR. HOWARD ASKED IF THIS MATTER COULD BE CONTINUED UNTIL <br />EITHER MR. DETTORE OR HIS REPRESENTATIVE COULD APPEAR. <br />THE CHAIRMAN FELT THE ZONING COMMISSION MINUTES INDICATE <br />THAT THE APPLICANT IS AWARE OF THE R-2 ZONING AND STILL WANTS ONLY <br />SIX LOTS. HE NOTED THAT R -2B ZONING WOULD ALLOW THE OWNER TO <br />ACCOMPLISH HIS SAME PURPOSE AND AT THE SAME TIME WOULD BE MORE IN <br />KEEPING WITH THE.AREA AND WOULD ELIMINATE ANY PROBLEMS AFFECTING <br />ADJACENT PROPERTY, <br />DISCUSSION CONTINUED ON THE AFFECT THE HIGHER ZONING TO R-lA <br />WOULD HAVE ON THE SURROUNDING PROPERTY IF THESE OWNERS SHOULD IN THE <br />FUTURE WISH TO REZONE TO R-2 OR R-3, AND MR. BERG FELT THAT R—IA <br />WOULD DEFINITELY HAVE SOME AFFECT BUT ALSO FELT THAT R -1A AND R-2 <br />COULD BE COMPATIBLE. <br />COMMISSIONER SCHMUCKER REITERATED THAT HE BELIEVED THAT <br />HIGH A RESIDENTIAL DISTRICT COULD CAUSE A PROBLEM IN THIS AREA, <br />COMMISSIONER SIEBERT STATED THAT HE SHARES COMMISSIONER <br />i <br />LOY'S CONCERN ABOUT THE ENVIRONMENTAL FACTORS, BUT QUESTIONED IF <br />R-1 IS THE HIGHEST AND BEST USE OF LAND THAT IS SURROUNDED BY <br />TRAILERS. <br />COMMISSIONER Loy STATED THAT IF WE ARE NOT GOING TO APPROVE <br />THE REZONING REQUEST, SHE FELT WE SHOULD GET IN TOUCH WITH MR, <br />ALTMAN BECAUSE NORMALLY THERE WOULDN'T BE ANY PROBLEM WITH MOVING <br />TO A HIGHER CLASSIFICATION.
