<br /> <br /> <br /> <br /> <br />ON MOTION by Commissioner Adams, SECONDED <br />by Commissioner Neuberger, the Board unanimously <br />granted PD special exception and conceptual PD plan <br />approval for Tripson Trail with the following <br />conditions: (1) that the developer provide the items <br />listed in item 17 “Trade-offs” in staff’s memorandum of <br />October 11, 2004; (2) that prior to issuance of a land <br />development permit, the developer shall: (a) <br />incorporate into the land development permit design all <br />required traffic and paving improvements described in <br />item #10 of staff’s memorandum and the required <br />acceptance of stormwater run-off from adjacent public <br />roads, and (b) obtain environmental planning staff <br />approval of a tree relocation plan, and (c) enter into a <br />developer’s agreement with the County for a fair share <br />rd <br />contribution toward funding improvements to the 43 <br />Avenue/SR-60 intersection, and (d) contribute $90,000 <br />to the County for improvements to the South County <br />Initiative public park; (3) prior to final plat approval, the <br />developer shall submit $25,000 to the County for the <br />rdst <br />future signalization of the 43 Avenue/21 Street SW <br />intersection; (4) that prior to or via the final plat, the <br />developer shall dedicate (a) rights to the County to <br />rdst <br />discharge run-off from 43 Avenue, 21 Street SW and <br />th <br />25 Street SW into the project stormwater management <br />rdst <br />system, and (b) right-of-way for 43 Avenue, 21 Street <br />th <br />SW, and 25 Street SW as described in staff’s <br />memorandum; (5) that prior to issuance of a certificate <br />OCTOBER 19, 2004 21 <br /> <br />
