a <br />`r r <br />PLANNING DIRECTOR REDICK STATED THAT THIS PROPERTY IS LOCATED <br />ON STATE ROAD AIA IN BETWEEN ROUND ISLAND PARK AND THE SOUTH COUNTY <br />LINE, EAST OF THE HIGHWAY. THE PROPERTY IS OF SUCH SIZE THAT THE ONE <br />UNIT ALLOWED UNDER THE CURRENT ZONING IS U4REAS01AB LE AND CHANGING <br />THE ZONING TO R-1 WOULD PERMIT THREE DWELLING UNITS TO BE CONSTRUCTED. <br />MR. REDICK NOTED THAT IN A RECENT REZONING THE nOARD CHANGED SIMILAR <br />PROPERTY TO R-1. HE CONTINUED THAT STAFF INVESTIGATION INDICATED THAT <br />THE CHANGE WAS ACCEPTABLE WITH ONE PROBLEM - THERE ISA DEEP DITCH <br />AREA WHICH PRESENTS A PROBLEM IN TERMS OF FILLING AND THE PROPERTY <br />ALSO WOULD BE FLOOD PRONE BECAUSE OF THE I` ELEVATION. THE DEVELOPER <br />HAS INDICATED THAT THIS CAN BE FILLED SATISFACTORILY. THE PLANNING <br />DIRECTOR INFORMED THE BOARD THAT THE PLANNING u ZONING COMMISSION FELT <br />THEY HAD SET A PRECEDENT IN TAE PREVIOUS CHANGE TO THE R-1 ZONIlG TO <br />THE NORTH OF THIS PROPERTY AND, THEREFORE, RECOMMENDED TAAT THE ZONING <br />TO R-1 BE APPROVED, <br />ATTORNEY GORDONI .JOHNSTON CAME BEFORE THE 7OARD REPRESENTING <br />THE CATRONS AND GALLOS. HE STATED THAT HE HAD PREVIOUSL`/ PRESENTED <br />LETTERS FROM ADJACENT NEIGHBORS, NONE OF WHOM HAD ANY OBJECTIONS TO <br />THE REZONING, HE POINTED OUT THAT WITH THE ENVIRON MENTALLY SENSITIVE <br />AREA ON THE OTHER SIDE OF .11'x, THEY ARE SEVERELY RESTRICTED AS TO THE <br />USE OF THE PROPERTY. <br />THE CHAIRMAN ASKED IF AAYONE PRESENT 4ISHED TO BE HEARD. <br />THERE WERE NONE. <br />ON MOTION BY COMMISSIONER SIEBERT, SECONDED BY COMMISSIONER <br />DEESON, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING, <br />ON 40TION BY COMMISSIONER $IEBERT, SECONDED BY COMMISSIONER <br />Loy, THE BOARD UNANIMOUSLY ADOPTED ORDINANCE lo, 73-35. <br />40 r <br />NOV 1 1978. <br />L�ox ` 19 <br />I <br />
