. <br />TROPICAL VILLAGE ESTATES SUBDIVISION UNIT 2 AS RECORDED IN PLAT BOOK 5, <br />PAGE 65, LESS THE AREA LYING WITHIN 270' SOUTH OF THE CENTER LINE OF <br />S.R. 512, ALL PLATS REFERRED TO BEING PLATS RECORDED IN THE PUBLIC <br />RECORDS OF INDIAN RIVER COUNTY, FLORIDA: BE REZONED FROM C-1 COMMERCIAL <br />AND A -AGRICULTURAL TO R-1, SINGLE FAMILY DISTRICT, IN ORDER TO BRING <br />THE LAND MORE IN COMPLIANCE WITH EXISTING USE. <br />(AREA #2) NOS. 3 AND 4 - SOUTH AND NORTH OF STATE ROAD 512, <br />1700' FROM THE INTERSECTION WITH 1-95. <br />PLANNING DIRECTOR REDICK STATED THAT THE PLANNING & ZONING <br />COMMITTEE IN ITS EVALUATION DETERMINED THAT THE TOTAL AMOUNT OF COMMERCIAL <br />AREA WITHIN THE COUNTY IS FAR IN EXCESS OF THAT WHICH CONC IVABLY CAN <br />BE UTILIZED IN THE FORESEEABLE FUTURE. THEREFORE, AS A PA T OF REDUCTION <br />OF THE TOTAL AMOUNT OF THIS COMMERCIAL AREA AND, BECAUSE IT HAS NO <br />SPECIAL ATTRIBUTES MAKING IT PARTICULARLY GOOD FOR COMMERCIAL, THEY WOULD <br />RECOMMEND REZONING TO AGRICULTURAL FOR A DISTANCE OF 660' FROM EITHER <br />SIDE OF THE CENTER LINE. HE NOTED THAT IN THE FASTER PLAN THE LAND IS <br />ALL LISTED AS AGRICULTURAL. THE PRESENT USE OF THE LAND -IS VACANT OR <br />AGRICULTURAL, AND THE PLANNING DIRECTOR DID NOT BELIEVE THERE ARE ANY <br />RESIDENCES IN THE ENTIRE AREA AND CERTAINLY NO COMMERCIAL ESTABLISHMENTS. <br />THE CHAIRMAN ASKED IF ANYONE IN THE AUDIENCE WISHED TO BE <br />HEARD. <br />EDMUND ANSIN INFORMED THE BOARD THAT HE OWNS A BLOCK OF PROPERTY <br />THAT INCLUDES THE AREA DESCRIBED AS N0. 4 ON THE SOUTH SIDE OF 512 AND <br />EXTENDS OVER TO THE WEST SIDE OF S.R. 510. HE' STATED THAT HE ESSENTIALLY <br />SUPPORTS THE PROPOSAL TO ELIMINATE THE STRIP ZONING ON 512 AND 510 AND, <br />CONSEQUENTLY, IS IN FAVOR OF THIS PARTICULAR MATTER, BUT WOULD LIKE, AT <br />THE APPROPRIATE TIME, TO ADDRESS HIMSELF TO THEIR PROPERTY AS A WHOLE, <br />PRIMARILY AT THE INTERSECTION OF 510 AND 512. <br />ON MOTION BY COMMISSIONER SIEBERT, SECONDED BY COMMISSIONER <br />Loy, THE BOARD UNANIMOUSLY AGREED THAT ALL THAT PART OF SECTION 19, <br />TWP, 31S, RANGE 38E LYING WITHIN 660' OF THE CENTER LINE OF S.R. 512; <br />AND ALL THAT PART OF FELLSMERE FARMS, SUBDIVISION IN TWP. 31S, <br />RANGE 37E, LYING WITHIN 660' NORTH OF THE CENTER LINE -OF S.R. 512, WHICH <br />LIES WITHIN TRACTS 1547 THROUGH 1554 OF SAID SUBDIVISION; <br />mFA <br />
