D <br />m <br />CHAIRMAN WODTKE NOTED THAT THIS BOARD MUST MAKE THE DETERMINA- <br />TION AS TO WHERE THE'BEST AREA IS FOR THE COMMERCIAL AND STATED HE DID <br />NOT FEEL IT IS IN THE BEST INTERESTS OF ANYONE TO HAVE MILE AFTER MILE <br />OF STRIP COMMERCIAL DEVELOPMENT FOR MANY REASONS. HE AGREED THAT IN <br />THE NEIGHBORHOOD OF 1-95 AND OCEAN SPRAY THERE WILL BE A NEED FOR <br />COMMERCIAL DEVELOPMENT, BUT DID NOT FEEL IT NEEDS TO EXTEND ALL THE WAY <br />OUT TO THE DRAINAGE DISTRICT OR THE FULL LENGTH OF THE ROAD. HE FELT <br />THERE IS ENOUGH COMMERCIAL ON THAT ROAD TO BE EQUIVALENT TO THE COMMERCIAL <br />IN THE WHOLE CITY OF VERO BEACH. THE CHAIRMAN CONTINUED, THAT BASICALLY. <br />AS IT STANDS NOW, IF ANY OF THOSE OWNERS WISH TO COME .1-N AND PULL A <br />PERMIT AND PUT IN A GAS STATION, THEY CAN DO IT. THE BOARD MUST DECIDE <br />IF THAT IS THE TYPE OF DEVELOPMENT THE AGRICULTURAL PEOPLE REALLY WANT <br />OR WHETHER IT IS PROPER FOR RESIDENTIAL AREAS. THE CHAIRMAN HOPED THAT <br />IT WILL BE A LONG TIME BEFORE THAT AREA WILL BE USED FOR ANYTHING BUT <br />AGRICULTURE AND FURTHER HOPED THAT BY THE TIME COMMERCIAL IS NEEDED, WE <br />WILL HAVE PLANNED UNIT DEVELOPMENT OR A METHOD TO ADDRESS THE NEED <br />PROPERLY. HE SAW NO PROBLEM WITH ALLOWING SOME COMMERCIAL ON BOTH SIDES <br />OF THE INTERSECTION. <br />MR-. REDICK STATED THAT THE PLANNING & ZONING COMMISSION IS <br />RECOMMENDING THAT THE ENTIRE NORTH PART OF SECTION 25 AND 30 AND THE SOUTH <br />OF SECTION 24 BE LEFT ZONED COMMERCIAL AND THAT THE INDUSTRIAL AREA BE <br />LEFT EAST OF I-95. THIS WOULD LEAVE TWO MILES OF COMMERCIAL ON THE SOUTH <br />SIDE AND ONE MILE ON THE NORTH SIDE, PLUS THE M-1 DISTRICT. <br />IT WAS NOTED THAT THERE IS NO COMMERCIAL USE BEING MADE OF THE <br />C -I AT ALL AT PRESENT. <br />C. REED KNIGHT, JR., CAME BEFORE THE BOARD AGAIN AND STATED <br />THAT HE SPOKE EARLIER AS A CONCERNED CITIZEN AND NOW WISHES TO SPEAK AS <br />A PERSONAL PROPERTY OWNER OF LAND IN THE SECOND AREA TO BE CONSIDERED <br />THIS AFTERNOON. HE STATED THAT HE UNDERSTANDS THE BOARD'S POSITION] <br />THAT ORIGINALLY THIS PROPERTY WAS ZONED IN A HAPHAZARD MANNER, AND THIS <br />MUST BE CORRECTED AS THE COUNTY IS GROWING SO FAST. HE FURTHER NOTED <br />THAT HE REALIZES THE COMPREHENSIVE LAND PLAN NEEDS TO BE IMPLEMENTED, <br />BUT STATED THAT HE FEELS THERE HAS BEEN SOME MISUNDERSTANDING ABOUT THE <br />PLAN WHICH WAS PRESENTED ORIGINALLY JUST AS A GUIDE AND NOW WILL BECOME <br />NODI 2 11978 <br />62 <br />potx 37 . <br />J <br />
