BELL REGARDING <br />A TEMPORARY WATER PLANT, AS PER THE FOLLOWING LETTER: <br />Tropic Groves villas, onc. <br />1166 SIXTH AVENUE, VERO BEACH, FL 32960.305/569-3150 <br />December 12, 1978 <br />Indian River County <br />Board of Commissioners <br />Att: Mr. William Wodtke <br />Gentlemen: <br />We are presently developing a project of four-plex townhouses <br />1166 Sixth Avenue called Tropic Groves Villas. The previous urflicl <br />had approval for 112 units, but we have cut the density to 80 units <br />even though there were designated water meters available for the <br />higher number. By reducing the number of units we are able to provide <br />excellent parking with more green area. <br />Our company has the ten acres contiguous to the north under option <br />contingent upon water and sewer being available. At the present time <br />we have sold 68 of the present units before the season started, so <br />naturally we are very anxious to continue our project while the market <br />and financing are here. <br />We are aware of the water problems between the county and city, and <br />we wish to propose a possible solution to the water supply. We have <br />engaged Beindorf and Associates to design a small water plant to serve <br />approximately 120 units on the ten acres which will be tailored to <br />hook into your lines when your supply becomes available. We would sign <br />over all the water lines to the county at no expense to you and remove <br />our water plant at that time. Since the tap on fees are always a <br />problem when the developer is finished, we would also agree to put in <br />escrow a fixed amount of money for this purpose as each unit is sold <br />which will be turned over to the county when we get the go ahead to tie <br />into your lines. Beindorf and Associates did the original engineering <br />on our existing sewer plant, and by some modification it will handle <br />the additional units. We shall also have his company design the sewer <br />lines in such a manner that they can be tied into the existing lines <br />on Sixth Avenue. We would also sign an agreement to turn over all sewer <br />lines to the county at no cost when county sewer becomes available and <br />remove the sewer plant. <br />ate were obligated under the existing condominium documents at Tropic <br />Groves to limit children's age to thirteen and over. There have been <br />approximately thirty five sales lost to qualified young married people <br />with and without children that are local residents, so there is ob— <br />viously a need for this type housing in our price range. We would <br />remove this restriction on our next units. <br />We feel our project is a credit to your county and we.appreciate the <br />cooperation everyone has given us to make it possible. We cordially <br />invite you who haven't seen it, to take a look at our concept of townhouse <br />living.
