He believed 3 houses <br />per acre would cause too great an impact, but favored 1 per acre. <br />Brian Heady asked how much this developer will pay toward the new <br />administration building, new roads, new schools, et cetera, because new development is <br />creating the need. In his opinion, property values will go up if we stop the development. <br />Michael Rogers, a business and property owner who lives 7/10ths mile west of the <br />subject property on 27tH Street SW, agreed with Mr. Smith that one unit per acre would be <br />more appropriate. He predicted more housing along 43rd Avenue will cause a nightmare <br />when that road is closed for widening. He also expressed concern for flooding problems in <br />his area. <br />Chris Crawford was concerned about how to support the new Publix and other new <br />businesses in the area. <br />Bruce Barkett, representing the applicant, displayed an aerial photograph marked <br />up to show the subject site and urban service area boundary and noted that other developers <br />are coming to the area. This new project will require water and sewer. A traffic engineer <br />has done a study which has been approved by Public Works Director James Davis. He <br />specified that while drainage was not the subject of this meeting, stormwater management <br />regulations must be met. It is highly unlikely that the subject development would impact <br />neighboring drainage. He was available for questions. <br />Mr. Smith understood that the residents will have to pay for water when it comes <br />down that road, and Chairman Macht stated that would not necessarily be true. <br />John Williams commented that 405 units would mean 2500 trips per day minimum. <br />He asked for assurance from the Board that he would not have to help pay for this, because <br />he thought he would. He stated that the only thing in the state of Florida that has restrained <br />growth is gridlock, as sad as that sounds.
