HB,I.–FPA <br />OLIDAY UILDERS NC INAL LAT PPROVAL FOR A <br />P-O-S-PPKV <br />LATVERITELAN ROJECT TO BE NOWN AS ALENCIA <br />P–CC(S) <br />OINTE ONTRACT FOR ONSTRUCTION IDEWALKS <br /> <br />Commissioner Wheeler inquired if there is any opportunity for inter-connectivity <br />between these two new subdivisions (7.S., Valencia Pointe, and 7.T., Oak Hollow Estates). <br />Planning Division Director Stan Boling responded that conventional subdivisions <br />do not have a connectivity requirement. The interconnection issue is often seen in planned <br />developments when the County has more discretion. Years ago, when Waterford Place came in <br />(north of Valencia Pointe), staff had the developer reserve a lot for interconnection and they agreed <br />to do it, but it was not a requirement. When Valencia Pointe came through, staff worked out an <br />agreement between the developers of Waterford Place and Valencia Pointe that there would be a <br />pedestrian interconnection but not vehicular between the two developments. He also recounted <br />examples where subdivisions did not want either or both pedestrian or vehicular interconnections <br />with existing adjacent subdivisions. The question before the Board today is final plat approval. <br />Commissioner Wheeler wanted to see interconnectivity apply to subdivisions as <br />they come in and wanted to give direction to staff to include that in the Comp Plan and/or LDR <br />changes after the first of the year. There was no opposition to this suggestion. <br />Peter Robinson, <br />Laurel Homes, commented that neighboring subdivisions have <br />strongly protested interconnections in the past fearing speeding in their neighborhood.
