s <br />IN THE MIDDLE OF AN EXISTING R-1 AREA, AND BELIEVED THAT IT WOULD RESULT <br />IN FURTHER DETERIORATION OF THE NEIGHBORHOOD. THE PLANNING STAFF AND <br />PLANNING & ZONING COMMISSION FEEL THAT BREAKING OFF THE C-1 AT 19TH <br />STREET IS A NATURAL BARRIER AND RECOMMEND DENIAL OF THE'REZONING REQUEST. <br />WAYNE BLANTON CAME BEFORE THE BOARD AND STATED THAT HE WANTED <br />TO GO TO C-1 BECAUSE OF THE COMMERCIAL DEVELOPMENT NEARBY - WINN DIXIE, <br />LENNIE'S, CUMBERLAND FARMS, ETC., WHICH HAS CAUSED A LARGE INCREASE OF <br />TRAFFIC BY HIS HOUSE AND HAS RUINED THE AREA FOR RESIDENTIAL. <br />CHAIRMAN WODTKE ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />KENNETH .JORGENSON STATED THAT HE OWNS PROPERTY ON 43RD AVENUE <br />ACROSS FROM THESUBJECTPROPERTY AND AGREED WITH MR. BLANTON THAT THE <br />AREA IS LITERALLY RUINED FOR SINGLE FAMILY DWELLINGS BECAUSE OF THE <br />COMMERCIAL NATURE OF THE PROPERTY JUST NORTH OF IT. HE STATED THAT HE <br />WOULD SUPPORT MR. BLANTON'S REQUEST FOR C-1 AND FELT IT SHOULD EXTEND <br />ALL THE WAY DOWN 'TO 16TH ST. ".. <br />THE CHAIRMAN ASKED IF ANYONE FURTHER WISHED TO BE HEARD. <br />THERE WERE NONE. <br />ON MOTION BY COMMISSIONER DEESON, SECONDED BY COMMISSIONER <br />LYONS, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />DISCUSSION FOLLOWED AND IT WAS NOTED THAT THIS REQUEST WAS <br />DENIED BY THE ZONING COMMISSION. CHAIRMAN WODTKE FELT IF THERE IS TO BE <br />ANY COMMERCIAL IN THAT AREA, IT WOULD HAVE TO BE LOOKED AT ON MORE OF A <br />SCALE THAN JUST ONE SMALL PIECE. HE DID NOT AGREE WITH CONTINUING <br />COMMERCIAL DOWN 43RD AVENUE BECAUSE THERE IS A GREAT DEAL OF TRAFFIC <br />THERE ALREADY, AND COMMERCIAL WILL CREATE MORE, NOT LESS. . <br />COMMISSIONER LYONS AGREED THAT THIS IS A SPOT ZONING SITUATION <br />AND THAT IT WOULD HAVE TO BE REZONED ON A MUCH MORE MASSIVE SCALE. <br />COMMISSIONER SIEBERT NOTED THAT THE PROPERTY IS BORDERED ON <br />FOUR SIDES BY RESIDENTIAL. <br />ON MOTION BY COMMISSIONER LYONS, SECONDED BY COMMISSIONER <br />SIEBERT, THE BOARD UNANIMOUSLY DENIED THE REQUEST OF GEORGE BLANTON <br />FOR A REZONING FROM R-1 TO C-1. <br />THE HOUR OF 2:00 O'CLOCK P.M.
