f` <br />ENGINEER SCHMUCKER POINTED OUT THAT R -2A IS TEN TIMES MORE <br />RESTRICTIVE THAN COMMERCIAL, ALLOWING ONLY ONE UNIT FOR EVERY 1.0,800 <br />SQ. FT. INSTEAD OF ONE UNIT FOR EVERY 1,200 SQ. FT. HE FELT THAT R -2A <br />ZONING WOULD NOT ONLY CONSTITUTE A VERY SEVERE RESTRAINT ON HIS CLIENT'S <br />PROPERTY, BUT WOULD MAKE IT NON -CONFORMING AND PRACTICALLY PUT THEM OUT <br />OF BUSINESS. HE NOTED THIS ALL CAME ABOUT BECAUSE ONE PERSON WANTED ONE <br />SMALL PARCEL REZONED. IT IS HURTING HIS CLIENT CONSIDERABLY, AND HE <br />FELT THE SIMPLEST SOLUTION FOR THE BOARD TODAY WOULD BE TO LEAVE THE <br />AREA COMMERCIAL UP TO ROUSSEAU RIVERSHORES SUBDIVISION. <br />RICHARD ALTMAN APPEARED REPRESENTING ED SCHLITT, TRUSTEE, <br />OWNERS OF THE NORTHERNMOST PARCEL OF PROPERTY BEING CONSIDERED IN THE <br />REZONING. HE NOTED THAT THERE IS A BAR AND GRILL ACROSS FROM THEM AND <br />ALSO A PROPOSED SHOPPING CENTER. THE OWNERS WOULD PREFER TO KEEP THIS <br />PROPERTY COMMERCIAL, OR AT LEAST ZONED FOR A DENSITY OF 8 - 12, SINCE <br />IT WOULD BE UNFEASIBLE TO BUILD ON WITH AN R -2A ZONING. <br />WILLIAM BEVAN, WHO HAS AN INTEREST IN THIS SAME PROPERTY, <br />CONCURRED, STATING THAT HE HAS BEEN POURING MONEY INTO THIS PROPERTY <br />FOR A CONSIDERABLE TIME HOPING IT WOULD BECOME AN INCOME PRODUCING <br />ENTITY. <br />CHUCK HARRIS APPEARED REPRESENTING HELEN TENNYSON, OWNER OF <br />THE PARCEL MARKED R-2. HE STATED,THAT IN 1977 THIS COMMISSION GAVE THAT <br />ZONING TO MRS. TENNYSON SO SHE COULD CONSTRUCT A SINGLE DWELLING ON HER <br />PROPERTY. HE POINTED OUT THAT WE ARE RAPIDLY LOSING RIVERFRONT PROPERTY <br />' SUITABLE FOR HOMESITES. HIS CLIENT HAS SUNK HER RETIREMENT INTO THE <br />PROPERTY AND DOES NOT WANT IT DEVALUED. MR. HARRIS NOTED THAT EVERY- <br />THING ELSE IN THE AREA IS BEING USED AS RESIDENTIAL EXCEPT FOR THE MOTEL <br />UNIT. HE FURTHER NOTED THAT MRS. TENNYSON's NEIGHBORS ARE MORE THAN <br />WILLING TO HAVE THE R -2A ZONING BECAUSE THEY ARE NOW NON -CONFORMING AND <br />THEY WOULD LIKE TO PRESERVE THE AREA. <br />GRACE JEWELS OF 909 SANDPIPER LANE INFORMED THE. BOARD THAT SHE <br />HAS OWNED A STRIP OF PROPERTY ON THE RIVER, 89 x 700, ZONED C-1, FOR <br />FIVE YEARS, AND SHE WOULD LIKE IT TO. REMAIN C-1 IN ORDER TO BE ABLE TO <br />PUT SOME INCOME UNITS ON IT FOR HER RETIREMENT.
