WENDY LANCASTER, OF THE PLANNING DEPARTMENT, APPROACHED THE <br />BOARD REGARDING A REQUEST FOR TENTATIVE APPROVAL OF OLD SUGAR MILL <br />ESTATES, UNIT 2, OWNED BY THE TRUSTEES UNDER THE WILL OF WALDO E. <br />SEXTON, REPRESENTED BY JAMES L. REINDORF, AGENT, SHE REPORTED THAT <br />THIS 35 ACRE PROPERTY IS WEST OF IDLEWILD SUBDIVISION ON 12TH STREET <br />AND WAS REZONED RECENTLY TO R-lAA RESIDENTIAL FROM A -AGRICULTURAL. <br />MISS LANCASTER CONTINUED THAT THERE WILL BE 41 LOTS, WHICH WILL BE <br />SERVICED BY INDIVIDUAL WATER AND SEWER, AND ONE LOT (#6) WILL REQUIRE <br />DEMUCKING BEFORE DEVELOPMENT. <br />PLANNING DIRECTOR REVER STATED THAT THE TECHNICAL REVIEW <br />COMMITTEE FELT THIS SUBDIVISION COULD BE LAID OUT BETTER THAN AS IT <br />IS BEING PRESENTED TODAY. HE CONTINUED THAT IT DOES NOT PROVIDE ANY <br />KIND OF ACCESS OTHER THAN AT 12TH STREET, AND INTERNAL FLOW OF TRAFFIC <br />IS SOMETHING THAT THE COUNTY WILL NEED MORE AND MORE. MR. REVER UNDER- <br />STOOD THAT THERE HAVE BEEN RUMBLINGS FROM EXISTING NEIGHBORS REGARDING <br />CONNECTING ROADS TO THE SURROUNDING SUBDIVISIONS, BUT EMPHASIZED THAT <br />THESE ARE COUNTY ROADS. HE STATED THAT THE APPLICANT HAS PROVIDED A <br />70' RIGHT-OF-WAY INTERNALLY WHICH HE FELT IS EXCESSIVE, PARTICULARLY <br />IN VIEW OF THE FACT THAT THEY ARE RELUCTANT TO GIVE 20' ADDITIONAL RIGHT- <br />OF-WAY FOR THE DEVELOPMENT OF A 70' RIGHT-OF-WAY ON 12TH STREET. MR. <br />REVER STATED THAT IT MEANS YOU HAVE AN INTERNAL SYSTEM OF RESIDENTIAL <br />ROADS ON A 70' RIGHT-OF-WAY WITH ONLY ONE ACCESS FOR TRAFFIC TO A <br />COLLECTOR ROAD, WHICH ONLY HAS A 50' RIGHT-OF-WAY. HE NEXT DISCUSSED <br />A PROBLEM OF MUCK ON LOT 6 AND ALSO AT THE INTERSECTION OF 13TH PLACE <br />AND 48TH AVENUE, WHICH WILL HAVE TO BE DEMUCKED TO SUPPORT A ROAD BED. <br />HE FELT THE APPLICANTS WERE AWARE OF THESE POINTS BUT WERE RELUCTANT <br />TO MAKE ANY CHANGE IN ORDER NOT TO MAKE ANY STATIC IN THE NEIGHBORHOOD. <br />COMMISSIONER SIEBERT STATED THAT THE BOARD PROMISED THE PEOPLE <br />IN THAT AREA THAT WE WOULD NOT MAKE THROUGH ROADS. <br />PLANNER REVER COMMENTED THAT ADMINISTRATOR JENNINGS CONCURRED <br />WITH HIM THAT THE DEVELOPER COULD GO BACK TO 60' ON THE INTERNAL RIGHT- <br />OF-WAY; GIVE THE COUNTY 20' FOR THE RIGHT-OF-WAY ON 12TH STREET; AND BY <br />CONNECTING TO THE EXISTING ROADS, COULD GAIN AN EXTRA LOT. <br />J U L 18 1979 BOOK 41 PAGE 178 <br />11 <br />
