COPIES OF SAID NOTICES ARE ON FILE IN THE OFFICE OF <br />THE CLERK, <br />PLANNER WENDY LANCASTER REPORTED THAT THIS PROPERTY, CON- <br />SISTING OF 3.5 ACRES, IS LOCATED BETWEEN 43RD AND 48TH AVENUES ON <br />THE SOUTH SIDE OF NORTH GIFFORD ROAD. SHE CONTINUED THAT THIS STRIP <br />OF R-2 ZONING, WHICH IS APPROXIMATELY 115' WIDE, HAS THREE SINGLE <br />FAMILY RESIDENCES ON IT AND IS SURROUNDED BY M-1 ZONING, INCLUDING <br />JUNK AND SALVAGE YARDS, MISS LANCASTER NOTED THAT THIS REZONING <br />WAS INITIATED BY THE PLANNING & ZONING COMMISSION IN ORDER TO ESTAB- <br />LISH ZONING CONSISTENCY. SHE FURTHER NOTED THAT THE EXISTING SINGLE <br />FAMILY STRUCTURES WOULD BECOME NON -CONFORMING AND COULD NOT EXPAND <br />OR REBUILD. <br />COMMISSIONER LOY ASKED IF ANY OF THE PEOPLE OWNING THE <br />HOMES IN QUESTION HAD COME TO THE PREVIOUS MEETING, AND MISS LANCASTER <br />DID NOT BELIEVE THEY HAD, ALTHOUGH ALL WERE NOTIFIED. <br />COMMISSIONER DEESON ASKED IF THESE PEOPLE COULD GET A <br />VARIANCE IF THEIR HOME HAPPENED TO BURN, FOR INSTANCE, AND ATTORNEY <br />COLLINS.STATED THAT IS A DISCRETIONARY DECISION OF THE VARIANCE <br />BOARD;.GENERALLY, IF A NON -CONFORMING STRUCTURE IS 50% OR MORE <br />DESTROYED, YOU CANNOT REBUILD. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEARD, <br />THERE WERE NONE, <br />ON MOTION BY COMMISSIONER DEESON, SECONDED BY COMMISSIONER <br />LYONS,.
