DEC 51979 BOOK 42 -PAGE 192 <br />MISS LANCASTER NEXT REVIEWED THE REQUEST MADE BY FRANK <br />ZORC FOR TENTATIVE APPROVAL OF TALL PINE PARK SUBDIVISION. THIS <br />IS A PROPOSED 5 ACRE SUBDIVISION WHICH WILL HAVE S HALF -ACRE LOTS <br />AND IS PLANNED FOR INDIVIDUAL WELLS AND SEPTIC TANKS. IT IS <br />LOCATED ON THE EXTENDED PORTION OF 24TH AVENUE AT 14TH STREET, <br />WHICH IS A PUBLIC ROAD FOR WHICH THE RIGHT-OF-WAY EXISTS BUT HAS <br />NOT BEEN IMPROVED. MR. ZORC HAS AGREED TO IMPROVE 24TH AVENUE, <br />WHICH IS WITHIN THE CITY LIMITS, BY INSTALLING SUB -GRADE UP TO <br />STANDARDS WHICH NOW EXIST. MISS LANCASTER STATED THAT THE PLANNING <br />& ZONING COMMISSION DID GIVE TENTATIVE APPROVAL CONTINGENT UPON <br />THE PLANNING DEPARTMENTS REQUIREMENT FOR THE HEALTH DEPARTMENT TO <br />DO A SOIL PROFILE. SHE CONTINUED THAT THE PLANNING DEPARTMENT'S <br />RECOMMENDATION IS FOR TENTATIVE APPROVAL SUBJECT TO THE HEALTH <br />DEPARTMENTS APPROVAL FOR THE USE OF SEPTIC TANKS. <br />ATTORNEY COLLINS ASKED WHAT THE "T" AT THE SOUTH END OF <br />THE PROPERTY ACCOMPLISHES, AND MISS LANCASTER STATED THAT IT PROVIDES <br />A TURN -AROUND SINCE ACCESS IS PROHIBITED FROM THE SOUTH. <br />PLANNING DIRECTOR REVER AGREED THAT A TURN -AROUND IS NEEDED. <br />HE NOTED THAT IF THIS IS LATER CONNECTED, YOU CAN DO AWAY WITH THE <br />"T". HE EXPLAINED THAT THERE WILL BE A DEDICATION UP TO THE PROPERTY <br />LINES SO THAT IT CAN BE CONNECTED AT SOME TIME, AND THE DARKENED <br />AREA SHOWN AS THE "T" IS JUST THE PAVED SURFACE OF THE DEDICATED <br />AREA. <br />ATTORNEY COLLINS ASKED WHY THE ROAD DOESN'T GO ALL THE <br />WAY TO THE PROPERTY LINE, AND MR. REVER NOTED THAT IT COULD. <br />MISS LANCASTER POINTED OUT THAT THE DEVELOPER HAS PRO- <br />VIDED ADDITIONAL RIGHT-OF-WAY ALONG 14TH STREET. <br />MR. ZORC STATED THAT THEY CAN PUT THE "T" RIGHT TO THE <br />LINE IF DESIRED. <br />ADMINISTRATOR JENNINGS INFORMED THE BOARD THAT HE IS <br />FAMILIAR WITH THE PROPERTY AND BELIEVES THAT THIS IS THE MOST <br />FEASIBLE DEVELOPMENT OF IT. <br />SUBDIVISION. <br />HE SAW NO OBJECTION TO THE PROPOSED <br />14 <br />
