PUBLIC HEARING – ORDINANCE 2005-020 - VERO BEACH <br />DEVELOPMENT LLC – REZONE +/- 10.48 ACRES FROM A-1 <br />TO RM-6 (RZON 2004070199-45314) <br />PROOF OF PUBLICATION OF ADVERTISEMENT FOR HEARING IS ON FILE IN THE <br />OFFICE OF THE CLERK TO THE BOARD <br /> <br />Director Keating used a PowerPoint presentation to explain this proposed rezoning <br />th <br />change from A-1 to RM-6. He showed the location of the property (North side of 16 Street and <br />th <br />about 1200 feet west of 66 Avenue). He explained when this came to the Planning and Zoning <br />Commission on April 28, 2005 it was recommended for approval by a 4-2 vote. Director Keating <br />clarified the current land uses of the surrounding properties, the rezoning is consistent with the <br />County’s Comprehensive Plan, and the requested density is actually lower than the <br />Comprehensive Plan density would allow. <br /> <br />Commissioner Wheeler was concerned about increasing the density in that area <br />before having a concrete way of determining concurrency and calculating traffic. He stated he <br />was also concerned that currently there are no roads or developments in that area at this time. <br /> <br />Director Keating explained the Planning and Zoning Commission will be coming <br />to the Board at a later date with proposed changes to the Land Development Regulations with <br />respect to calculating traffic concurrency. <br /> <br />th <br />County Engineer Chris Kafer explained that 16 Street is a joint project where <br />Pointe West will be paying 50% of the costs within their frontage and the project is hoped to be <br />th <br />under construction probably within a year.
