PLANNER WENDY LANCASTER INFORMED THE BOARD THAT THE SUBJECT <br />PROPERTY IS A STRIP OF LAND PARALLEL TO U.S. 1 EXTENDING FROM THE <br />INDIAN RIVER/ST. LUCIE COUNTY LINE NORTH ABOUT HALF A MILE AND INCLUDES <br />A PORTION OF VERO SHORES SUBDIVISION, BUT EXCLUDES THE EXISTING <br />COMMERCIAL STRUCTURE SOUTH OF MIDWAY MOBILE HOME PARK, THERE ARE <br />SOME SINGLE FAMILY RESIDENCES IN THIS AREA, AND THERE HAS BEEN A <br />PROBLEM WITH THE ZONING DEPARTMENT ACCIDENTALLY ISSUING BUILDING <br />PERMITS IN A C-1 ZONE. THE SURROUNDING AREA IS EITHER VACANT OR IN <br />RESIDENTIAL USE EXCEPT FOR A SMALL BIT OF COMMERCIAL. MS. LANCASTER <br />STATED THAT THE PLANNING DEPARTMENT APPROVES THE PROPOSED REZONING <br />BECAUSE THE MASTER PLAN DESIGNATES THIS AS LOW DENSITY RESIDENTIAL <br />AND, IN ADDITION, STRIP ZONING IS UNDESIRABLE. THE THREE RESIDENTIAL <br />UNITS ON THIS PROPERTY ARE NONCONFORMING UNDER THE PRESENT ZONING, <br />AND THE STAFF FEELS THAT R-lA ZONING IS APPROPRIATE AND WOULD BE <br />CONSISTENT. MS. LANCASTER DISPLAYED AN AERIAL OF THE HOUSES IN THIS <br />AREA NOW. SHE NOTED THAT THIS AREA ALREADY IS SUBDIVIDED. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />THERE WERE NONE, <br />ON MOTION BY COMMISSIONER Loy, SECONDED BY COMMISSIONER <br />LYONS, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />COMMISSIONER LYONS EXPRESSED CONCERN ABOUT TRAFFIC AND <br />ASKED HOW THEY ACCESS U.S. 1.
