ZORC STATED A CONDITION <br />COULD BE MADE THAT LOTS #1 AND #7 ARE THE ONLY TWO THAT COULD BE <br />DONE THAT WAY. <br />ON MOTION BY COMMISSIONER LYONS, SECONDED BY COMMISSIONER <br />Loy, THE BOARD UNANIMOUSLY REMANDED THE MATTER OF DIVIDINs LOTS #1 <br />AND #%, ORANGE TERRACE SUBDIVISION, TO THE PLANNING DEPARTMENT FOR <br />A WRITTEN RECOMMENDATION, WITH THE APPLICANT PUTTING DOWN THE <br />SPECIFIC LINE ALONG WHICH THESE LOTS ARE TO BE DIVIDED, AND REQUESTED <br />A REPORT FROM THE PLANNING DEPARTMENT ON THE EFFECTS OF A COMPLETE <br />REPLAT OF THE EXISTING SUBDIVISION. <br />ENGINEER .JAMES BEINDORF CAME BEFORE THE BOARD REPRESENTING <br />THE DEVELOPER OF VILLAGE GREEN, PHASE II. HE EXPLAINED THAT WHAT <br />THEY ARE REALLY ASKING IS WHAT IS NECESSARY TO GET A ZONING PERMIT <br />TO PLACE SOME TRAILERS ON PHASE II OF VILLAGE GREEN WHEN ALL THE <br />IMPROVEMENTS ARE NOT YET COMPLETED. THEY NEED THE ZONING PERMIT TO <br />GET A BUILDING PERMIT TO PUT THE TRAILERS ON THE CERTAIN LOTS THAT <br />HAVE BEEN SPOKEN FOR. THESE LOTS ARE NOT GOING TO BE SOLD; THEY ARE <br />RENTAL UNITS. IT TAKES 5 OR 6 WEEKS TO PREPARE THEM SO SOMEONE CAN <br />START LIVING IN THEM - BUILDING THE DRIVEWAYS, SKIRTS UNDER THE <br />BUILDING, SODDING, ETC. MR. BEINDORF STATED THAT THEY ARE PROPOSING <br />TO POST A CASH BOND TO COVER THE UNCOMPLETED IMPROVEMENTS ON THESE <br />LOTS, AND NOTED THAT THE BOARD WOULD NOT BE GIVING APPROVAL FOR A <br />CERTIFICATE OF OCCUPANCY. <br />ATTORNEY COLLINS STATED THAT HE HAS RESEARCHED THIS AND <br />THERE IS LEGAL AUTHORITY FOR POSTING OF A BOND IN THIS SORT OF SITUA- <br />TION. HE SAW NO REASON WHY THE COUNTY SHOULD NOT ACCEPT IT. <br />CHAIRMAN WODTKE ASKED IF THE ADMINISTRATOR HAS REVIEWED <br />THIS MATTER AND FELT THE COST ESTIMATES ARE WITHIN REASON. <br />ADMINISTRATOR .JENNINGS STATED THAT THEY ARE ACCEPTABLE, <br />AND HE IS SATISFIED THIS IS IN AGREEMENT WITH THEIR CONTRACT. <br />ATTORNEY COLLINS ASKED IF THE ENTIRE BOND WILL STAY UP <br />UNTIL THE PROJECT IS COMPLETE, AND MR.
