THE SOUTHERN PART OF THE <br />PROPERTY, WHICH IS PRESENTLY ZONED AGRICULTURAL WAS FORMERLY A <br />TOMATO FARM, AND THE REMAINING B-1 PORTION IS UNDEVELOPED. HOLIDAY <br />INN WEST, A TRUCK STOP, MOBILE HOMES, AND SOME SINGLE FAMILY RESI- <br />DENCES EXIST TO THE NORTH, AND THE REMAINING SURROUNDING AREA IS <br />MOSTLY UNDEVELOPED. THE MASTER PLAN CALLS FOR MEDIUM DENSITY, AND <br />THIS PROPERTY IS NOT LOCATED IN THE AREA DESIGNATED AS PRIMARY CITRUS. <br />MS. RENNA CONTINUED THAT THE REQUESTED REZONING, WHICH ALLOWS A <br />DENSITY OF 8.7, IS FOR MOBILE HOME SPACES WHICH ARE TO BE LEASED <br />OVER A LONG PERIOD OF TIME. THERE ARE MOBILE HOMES IN THE SURROUND— <br />ING AREA, AND THE AREA IS WELL SUITED FOR THE PROPOSED DEVELOPMENT. <br />SHE CONTINUED THAT THE PORTION ZONED FOR AGRICULTURE IS NOT USED FOR <br />CROP PRODUCTION, AND THOUGH THE STAFF FEELS FUTURE ENCROACHMENT INTO <br />AGRICULTURAL CLASSIFICATION SHOULD BE LIMITED, THEY DO RECOMMEND <br />APPROVAL OF THE PROPOSED REZONING. <br />COMMISSIONER LYONS ENTERED THE MEETING AT 2:20 O'CLOCK P.M. <br />ATTORNEY GORDON .JOHNSTON APPEARED REPRESENTING THE APPLI— <br />CANTS. HE PRESENTED A DRAWING OF THE PROPOSED SITE PLAN AND INFORMED <br />THE BOARD THAT HE HAS MET WITH PLANNING DIRECTOR REVER AND HIS STAFF <br />AND WORKED OUT THE TRAFFIC FLOW, ETC. HE FELT THEY HAVE INCORPORATED <br />EVERYTHING SUGGESTED BY THE PLANNERS. ATTORNEY .JOHNSTON POINTED OUT <br />THAT THEY ARE PRESERVING APPROXIMATELY FIVE ACRES FOR A NATURE PRE— <br />SERVE, AND IT WILL HAVE A RAISED CATWALK. ALSO, THEIR PLAN CALLS <br />FOR A DENSITY OF 4.6, OR APPROXIMATELY HALF THE DENSITY THAT WOULD <br />BE ALLOWED. HE INDICATED THAT THE PROPOSED DEVELOPMENT WOULD BE <br />SIMILAR TO THE VILLAGE GREEN DEVELOPMENT AND FELT IT WOULD BE A WEL— <br />COME ADDITION TO THE COUNTY. ATTORNEY JOHNSTON THEN REVIEWED THE <br />ENTRANCEWAYS AND ACCESS POINTS FOR TRAFFIC FLOW AND NOTED THAT BOTH <br />THE PLANNING STAFF AND THE PLANNING & ZONING COMMISSION RECOMMEND <br />APPROVAL OF THIS REZONING REQUEST. <br />ATTORNEY COLLINS ASKED IF THEY WERE PURCHASING THE ACCESS <br />TO ROUTE 60, AND ATTORNEY .JOHNSTON STATED THEY WERE AND NOTED THAT <br />THE PROPERTY HIS CLIENT HAS UNDER CONTRACT WITH MR.
