APR 91980 <br />BouK 43 FA <br />203 <br />HAVE BEEN OVER ZO CUSTOM HOMES BUILT IN THIS AREA SINCE THE ZONING <br />FOR THE TRAILER PARK WAS TURNED DOWN, AND HE EXPRESSED THE HOPE <br />THAT THE BOARD WOULD ALLOW THIS AREA TO CONTINUE TO DEVELOP ITS <br />POTENTIAL. HE COMMENTED THAT WHEN YOU ARE TALKING ABOUT DENSITY, <br />YOU ARE TALKING ABOUT PEOPLE, AND HE FELT IT WOULD BE A TERRIBLE <br />CONTRAST WITH THE AREA IF MR. CHILDERS' PROJECT WERE ALLOWED. MR. <br />ALDRICH COMMENTED THAT MR. CHILDERS' PRESENTATION WAS VERY MISLEADING <br />IN REGARD TO THE COMMERCIAL USAGE IN THE AREA, WHICH HE FELT IS VERY <br />LOW KEY AND NOTHING LIKE U.S. 1. <br />NORMAN HENSICK, JR., INFORMED THE BOARD THAT HE DEVELOPED <br />NEARBY MIRAFLORES SUBDIVISION AND OWNS APPROXIMATELY 30 ACRES OF <br />PROPERTY ADJACENT, WHICH HE BOUGHT FOR R-1 ZONING AND PLANS TO <br />DEVELOP IT. THAT WAY. HE STATED THAT HE WAS OPPOSED TO THE PROPOSED <br />CHANGE IN ZONING AND THE CONGESTION IT WILL BRING BY PUTTING 50 SOME <br />FAMILIES ON A PIECE OF PROPERTY WHERE NORMALLY THERE WOULD BE ONLY <br />14. HE POINTED OUT THAT THE COMMERCIAL ZONING HAS BEEN THERE AS <br />LONG AS HE CAN REMEMBER, AND HE CONCURRED THAT IT IS VERY LOW KEY <br />COMMERCIAL. <br />TOM BAKER WAS OF THE OPINION THAT THE PROPOSED DEVELOPMENT <br />WOULD BRING TRANSIENT FAMILIES AND UNDESIRABLE PEOPLE AND GAVE AS <br />AN EXAMPLE THE APARTMENTS ON 40TH AVENUE THAT HAVE DILAPIDATED CARS <br />SITTING IN FRONT OF THEM. <br />ON MOTION BY COMMISSIONER LYONS, SECONDED BY COMMISSIONER <br />DEESON, THE BOARD UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />COMMISSIONER WODTKE INQUIRED ABOUT DEED RESTRICTIONS AND <br />MR. CHISHOLM FELT THEY ARE LIMITED TO ONE RESIDENCE PER HALF ACRE. <br />ATTORNEY COLLINS NOTED THAT IF THE ZONING WERE TO BE CHANGED, THEY <br />WOULD HAVE TO AMEND THE DEED RESTRICTIONS, WHICH HE DID NOT FEEL <br />WOULD PRESENT A PROBLEM. <br />COMMISSIONER WODTKE STATED THAT HE IS QUITE FAMILIAR WITH <br />THE AREA, AND HE FELT THAT THE OWNERS OF THE PROPERTY HAVE A PROBLEM <br />AND ALSO BELIEVED THAT THE OWNERS IN THE AREA HAVE A PROBLEM, AND HE <br />APPRECIATED BOTH SIDES OF THE PICTURE.
