He provided details on the existing and future land use patterns in this area, and asked for Board <br />approval of staff's recommendation to rezone the property from CH to CG, based on the <br />conditions outlined on pages 279-283 of the backup. <br />Director Keating thereafter responded to questions from the Board regarding <br />buffering the subject property from the abutting shooting range. <br />Assistant Public Works Director Christopher Mora responded to Commissioner <br />O'Bryan's question on how the heavier traffic flow (generated by the zoning change) would be <br />handled. <br />The Chairman opened the public hearing. <br />Douglas Vitunac, Esquire, representing PLC LLC, felt that retail business <br />was needed in this area, and hoped that the Board would approve the zoning change. <br />There were no additional speakers and the Chairman closed the public <br />hearing. <br />ON MOTION by Commissioner Wheeler, SECONDED <br />by Vice Chairman Davis, the Board unanimously adopted <br />Ordinance 2008-007, amending the Zoning Ordinance <br />and the accompanying zoning map for ± 2.61 acres located <br />at the southwest corner of 41St Street and 43rd Avenue <br />from CH, Heavy Commercial District, to CG, General <br />Commercial District; and providing codification, <br />severability, and effective date. <br />20 <br />August 12, 2008 <br />
