_I <br />'JUL 3 01980 aoox 44 Qac 24 <br />the remainder of the term for the account of the Lessee, and recover from the <br />Lessee at the end of the term or at the time each payment of rent comes due under <br />this lease, as the Lessors may choose, the difference between the rent specified <br />in the lease and the rent received on the re-leasing or renting. In either event, <br />the Lessors shall also recover all expenses incurred by reason of the breach, including <br />reasonable attorney's fees. <br />12. REMEDIES FOR BREACH OF AGREEMENT: If either Lessors or Lessee shall fail <br />to perform or shall breach any agreement of this Lease other than the agreement of the <br />Lessee to pay rent, for ten (10) days after written notice specifying the performance <br />required shall have been given to the party failing to perform, the pary so giving <br />notice may institute action in a court of competent jurisdiction to terminate this <br />lease or to compel performance of the agreement, and the prevailing party in that <br />litigation shall be paid by the losing party all expenses of such litigation, including <br />a reasonable attorney's fee. - <br />13. TERMINATION OF LEASE: This lease shall be terminated immediately if the Lessee <br />shall be dissolved, become insolvent or bankrupt, or make an assignment for the <br />benefit of creditors. <br />14. UTILITIES: The Lessee is to pay all light and other utility charges, including <br />expense of air conditioning operations which may be due and payable against the <br />property leased herein. Water shall be furnished at the expense of the Lessor. <br />15. OPTION TO LEASE MONTH-TO-MONTH: The Lessee shall have the option to re -lease <br />the premises on a month-to-month basis for a period of six (6) months after termination <br />of the Lease Agreement as herein provided.
