r <br />SEP 2 4 1980 aoox 44 PAU,608 <br />PLANNING DIRECTOR REVER NOTED THAT THE PROPERTY IN QUESTION <br />IS A 5.5 ACRE PARCEL IMMEDIATELY NORTH OF CEMETERY ROAD BETWEEN <br />U.S. #1 AND OLD DIXIE HIGHWAY, AND IS PRESENTLY ZONED C -IA. HE <br />ADDED THAT THE PLANNING & ZONING COMMISSION VOTED UNANIMOUSLY TO DENY <br />THIS REQUEST, AND THE PLANNING STAFF FELT THERE WAS NO OVERRIDING <br />NEED FOR A CHANGE AT THIS TIME. MR. REVER STATED THAT THEIR STANCE <br />CAN BE SOMEWHAT MODIFIED BY THE FACT THAT IF A NODAL CONCEPT IS <br />ACCEPTABLE IN THE LAND USE PLAN, THIS PROPERTY COULD FALL WITHIN EITHER <br />THE COMMERCIAL OR INDUSTRIAL ZONING. HE COMMENTED THAT THE STAFF <br />DID NOT WANT TO CREATE A STRIP AT THAT LOCATION. MR. REVER FELT <br />IT WOULD BE PREMATURE TO RECOMMEND REZONING, BUT ON THE OTHER HAND <br />IT DOES SEEM PHYSICALLY POSSIBLE, AND THE PLANNING STAFF HAS NOW <br />TENTATIVELY AGREED TO THIS RECOMMENDATION. <br />DISCUSSION FOLLOWED ABOUT THE PROPOSED USE OF THE LAND, <br />WHICH IS FOR MINI—WAREHOUSES, AND IT WAS DETERMINED THAT THEY ARE <br />COMPATIBLE IN BOTH THE C-1 AND THE LM -1 DISTRICT. <br />ART WILSON, WHO HAS AN OPTION ON THE PROPERTY WITH MR. BRUCE, <br />APPROACHED THE BOARD AND COMMENTED THAT THERE IS A GOOD MARKET <br />FOR MINI—WAREHOUSES IN THIS AREA. HE ADDED THAT THERE WAS A <br />POSSIBILITY SOME OF THE LAND COULD BE USED FOR INDUSTRIAL PURPOSES <br />ALSO, AS THERE ARE ROADS ON THREE SIDES. <br />DISCUSSION FOLLOWED ABOUT ALLOWING A SPECIAL EXCEPTION IN <br />THE EXISTING C—IA DISTRICT TO ALLOW MINI—WAREHOUSES TO BE BUILT. <br />COMMISSIONER LYONS STATED THAT WAS THE KIND OF APPROACH HE <br />WOULD LIKE TO SEE, AND WOULD BE IN FAVOR OF FINDING A SPECIAL EXCEPTION <br />IN THE C—IA ZONING TO ALLOW THIS. <br />ATTORNEY COLLINS DISCUSSED THE WORDING OF THE SPECIAL <br />EXCEPTION AND SUGGESTED IT,READ THAT MINI—WAREHOUSES ARE TO BE ONLY <br />USED COMMERCIALLY. <br />FRED BRIGGS, 811 GAYFEATHER, APPROACHED THE BOARD AND <br />INFORMED THEM THAT THE PROPERTY JUST WEST OF THE RAILROAD IS PROPOSED <br />TO HAVE BUILT SINGLE FAMILY, HIGH INCOME HOMES.
