Land Use Designation <br />District AG -1 AG -2 AG -3 R L L-2 <br />- <br />X le - <br />A -1 X X - - <br />A-2 X X- - <br />A-3 X X X - <br />- X X1 X1 <br />RFD - - X X X1 <br />RS -1 - - <br />(b) The Agricultural -1 and Rural districts may be considered <br />consistent with the Low and Medium density residential <br />designations (L-1, L-2, M-1, M-2) and commercial/ <br />industrial designations when those areas are currently <br />used for agricultural uses, serve as or enhance open <br />space or green belt areas of the county and do not <br />negatively impact the development of more intense uses. <br />(4) Uses <br />Uses in the agricultural and rural districts are classified as <br />permitted uses, administrative permit uses and special exception <br />uses. Site plan review shall be required for the construction, <br />alteration and use of all structures and buildings except single <br />family dwellings and agricultural uses. <br />No residential development in agriculturally designated areas shall <br />occur unless such development is approved as a planned development <br />and meets the requirements of Section 911.14; the following <br />activities shall be exempt from this requirement: <br />(a) Construction of a single-family dwelling unit on a tract <br />or parcel existing on October 1, 1990. <br />(b) Division of a tract or parcel into two lots, each meeting <br />or exceeding the minimum lot size of the agricultural <br />zoning district; any subsequent split of such property <br />shall require approval as a planned development project. <br />(c) Division of a tract into parcels of at least 40 acres in <br />size. <br />The district may be established or expanded in these areas <br />if consistent with the purpose and intent of this chapter and <br />similar agricultural and/or rural uses or zoning predominate in the <br />area. <br />160 <br />
