3. District Depth <br />The PRO district shall have a maximum district <br />depth of 300 feet, measured from the adjacent <br />collector and/or arterial roadway. The maximum <br />depth may exceed 300 feet for platted lots of <br />record where the majority of the lot is within <br />300 feet of the collector on arterial roadway. <br />(b) CN - Neighborhood Commercial District <br />1. Land Use and Location <br />The CN, Neighborhood Commercial District, may <br />be established on land designated AG -1, AG -2, <br />AG -3, R, L-1, L-2, M-1 or M-2 on the future <br />land use map. <br />No neighborhood node shall be within one mile <br />of any existing neighborhood node, commercial <br />node, commercial/industrial node, or <br />commercial/industrial corridor. All nodes shall <br />be located adjacent to an arterial, collector, <br />or subdivision feeder road. All distances from <br />existing nodes shall be measured using the most <br />direct route along roadways from boundary line <br />to boundary line and shall be applicable to <br />properties on both sides of the roadway. The <br />Community Development Director may reduce the <br />one mile separation requirement up to ten (10) <br />percent, or five hundred twenty-eight (528) <br />feet, upon demonstration by the applicant that <br />such a reduction is warranted by specific <br />characteristics of the proposed site and meets <br />the following requirements: <br />a. The proposed node is located within <br />an area having a land use <br />designation of L-2 or a higher <br />density. <br />b. The level of service on all roadways <br />providing direct or indirect service <br />to the proposed node will not be <br />downgraded. <br />c. The creation of the node shall not <br />increase the potential for strip <br />commercial development. <br />d. The residential character of the <br />surrounding area shall not be <br />negatively impacted. <br />189 <br />
