on. the future land use map: M-2, M-1, L-2, L-1, C- <br />2, R, AG -1, AG -2 and AG -3. <br />All planned development (PD) projects approved in <br />any area designated as AG, Agriculture, on the <br />future land use map shall meet the following <br />criteria: <br />(i) The density of the project shall not exceed <br />the maximum density of the AG land use <br />designation; no density transfers from off- <br />site lands and no density bonuses shall be <br />permitted within PD projects in AG designated <br />lands; <br />(ii) Lots created through the PD process shall not <br />exceed one acre in size, with the remainder of <br />the area designated as open space; such open <br />space area shall be established through <br />recording in the public records as a <br />conservation/agriculture use easement which <br />shall restrict use of the open space area for <br />agriculture, open space, or recreation as <br />permitted in subsection iii below for <br />perpetuity or until the Board of County <br />Commissioners authorizes release of the <br />easement based upon an increase in the land <br />use plan density for the subject property. <br />(iii)Open space areas shall be retained as natural <br />areas or used for agricultural uses; however <br />up to thirty percent of the open space area <br />may be used for recreational purposes in AG - <br />1 areas and twenty-five percent in AG -2 areas <br />and twenty percent in AG -3 areas. <br />Complementary and compatible commercial and <br />industrial uses may be included provided they <br />occupy no more than 10% of the total project gross <br />area. <br />2. Commercial centers shall be permitted on property <br />with the following land use designations on the <br />future land use map: Commercial Nodes, Tourist <br />Commercial Nodes, and Commercial/Industrial Nodes <br />and corridors. <br />3. Industrial centers shall be permitted on property <br />with the following land use designation on the <br />future land use map: Commercial/Industrial Node <br />and Corridors, and Industrial Nodes. <br />4. Public and quasi -public centers shall be permitted <br />on property with the following land use <br />designations on the future land use map: Public, <br />any commercial designation. <br />215 <br />
