(5) <br />underlying comprehensive plan land use designation for <br />the transfer of units from offsite C-2 designated land. <br />1. The total number of units transferred shall be <br />calculated at the rate of one unit per gross acre <br />of C-2 property which shall be preserved through <br />use of a conservation easement. <br />2. A Conservation Easement shall be recorded for the <br />property from which the units are to be <br />transferred. Such easement shall specify that no <br />uses other than recreation uses shall be allowed on <br />the property and shall state that the easement <br />shall restrict such land in perpetuity. The <br />easement shall be approved by the county attorney <br />and recorded in the public records. <br />3. On site, density may be transferred from property <br />designated C-2 on the future land use map to upland <br />areas with a more intense density at the rate of <br />one unit per acre, provided: <br />a. The total number of units clustered on the <br />receiving site does not exceed 150% of the <br />total number of units permitted on the <br />receiving site by the land use designation <br />without any transfer. <br />Approval Procedure and other Requirements <br />All Planned Developments shall be reviewed consistent with <br />the requirements of Chapter 915, Planned Development. <br />Section 911.15 General Provisions <br />(1) Height exceptions and limitations <br />(a) Height exceptions. The height limitations stipulated in <br />the applicable districts shall not apply to the <br />following, provided that no such structure exceeds the <br />height limits for airport approach areas, as established <br />in paragraph (b), below: <br />Church steeples and spires; <br />Chimneys; <br />Flag poles; <br />Silos; <br />Elevator towers; <br />Air conditioning and condensing units; <br />Windmills; <br />Aircraft control towers and navigational aids; <br />Utility transmission towers; <br />Solar energy collectors; and <br />Similar structures. <br />217 <br />
