CHAPTER 913 - SUBDIVISIONS AND PLATS <br />Section 913.01 Title. <br />This chapter, the terms and provisions contained herein, shall be <br />known as the "Subdivision and Platting Ordinance" of Indian River <br />County, Florida. <br />Section 913.02 Enactment and authority. <br />By virtue of the home rule powers vested in counties pursuant to <br />Article 8, Section 1(f) of the State of Florida Constitution, <br />Florida Statutes, Section 125.01(1),(g),(h),(i),(w), Florida <br />Statutes, Section 336.02 et. seq., Florida Statutes, Section <br />177011 et seq., and Florida Statutes, Section 163.3161 et. seq., <br />Indian River County hereby exercises its authority to implement <br />the land use element of the Indian River County Comprehensive Plan <br />by the adoption of this chapter regulating the subdivision and <br />platting of land and providing requirements in addition to those <br />already existing by virtue of Florida Statutes, Section 177.011 <br />et. seq. <br />Section 913.03 Applicability. <br />The requirements set forth in this chapter shall be applicable to <br />all portions of the unincorporated area of Indian River County. <br />Section 913.04 Purpose and Intent. <br />The public health, safety, and general welfare of the citizens of <br />Indian River County require the harmonious and orderly development <br />of land within the unincorporated area of the county. It is the <br />intent of this chapter for each new subdivision: <br />(1) To conform with minimum standards of subdivision design, <br />established by this chapter, which will result in the <br />development of safe, stable communities, and the prevention <br />of unhealthy living environments; <br />(2) To have necessary improvements to avoid such improvement <br />being a burden upon the taxpayers of the community. <br />(3) To have efficient, adequate utilities and services; <br />(4) To have safe, adequate and convenient patterns for the <br />circulation of vehicular and pedestrian traffic; <br />(5) To provide adequate protective flood control and drainage; <br />(6) To have designs and improvements that control pollution and <br />erosion, safeguarding the natural resources of the county; <br />272 <br />
