Upon completion of the county <br />staff review, the final plat and application along with <br />recommendations shall be forwarded to the board of <br />county commissioners for review and consideration for <br />approval. The board of county commissioners shall <br />determine whether the final plat is in substantial <br />conformity with the preliminary plat and meets all the <br />requirements of the laws, rules and regulations of <br />Indian River County and after consideration shall <br />approve, postpone for future consideration, approve <br />subject to specified conditions or disapprove for stated <br />reasons. <br />In rejecting any final plat, the board shall provide <br />reasons for such action and recommendation making <br />reference to specific sections in these regulations and <br />Florida Statutes, Chapter 177 or applicable county <br />policy established by the board. The community <br />development division shall send a copy of such reasons <br />to the developer within ten (10) working days following <br />the commission meeting. The subdivider may comply with <br />the recommendations made by the board of county <br />commissioners and resubmit the final plat to the <br />community development division for processing as <br />prescribed above. The commission shall indicate its <br />approval on the final plat by signature of the Chairman. <br />(I) Recording. The final plat shall then be accepted by the <br />county clerk for recording in the circuit court of <br />Indian River County. After recording, the developer may <br />sell lots. <br />(J) <br />Acceptance of Public Improvements. Approval of said <br />final plat shall constitute acceptance by the county of <br />all public areas or improvements dedicated to Indian <br />River County according to the terms set out in the <br />acceptance block. <br />312 <br />
